Khanh Hoa Real Estate — Projects Distributed by HPR

Khanh Hoa is a familiar coastal housing market for buyers in southern Vietnam. On 1 July 2025, the province merged with Ninh Thuan and kept the name Khanh Hoa. Nha Trang remains the centre. Cam Ranh and Van Phong Bay are the two areas most often mentioned in discussions of tourism and urban development.

Why buyers look at Khanh Hoa real estate

• Scale after the merger. Under Resolution 202/2025/QH15, Khanh Hoa after the merger has a natural area of 8,555.86 km² and a population of more than 2.24 million.
• North–South Expressway through the province. On 19 April 2025, 70.35 km of the Van Phong – Nha Trang Expressway opened to traffic. The North–South Expressway section through Khanh Hoa is now basically open, making car travel between Nha Trang and neighbouring provinces easier.
• Marine economy and tourism. Nha Trang has a beach in the middle of the city, Cam Ranh Airport and many resorts. Buyers often consider coastal apartments for holidays combined with renting out.
• Owner-occupier demand. Besides tourists, the city has residents, expatriate professionals and long-term workers who need rental housing.

Rental income in a tourist city varies with the season and visitor numbers. Allow for vacant months when you plan.

What to check before you buy

• Product type and ownership term: residential apartments and holiday apartments (condotels) have different legal status and land-use terms. Ask clearly before paying a deposit.
• Project legal status: construction permit, approval to sell, and a bank guarantee for off-plan homes.
• Rental programmes: if there is a leaseback programme, read carefully who operates it, how revenue is shared and how long it lasts. No level of return is certain.
• Management and maintenance costs near the sea: salty air wears down equipment and façades faster. Ask about management fees and the maintenance plan.
• New administrative address: ward and commune names after the reorganisation may differ from those in older documents.
