Tay Ninh Real Estate — Projects Distributed by HPR
Tay Ninh now includes former Long An and borders Ho Chi Minh City to the west. Here is what to know when buying a home in this suburban area, with the list of projects HPR advises on in Tay Ninh.

Tay Ninh borders Ho Chi Minh City to the west and north-west. On 1 July 2025, the province merged with Long An and kept the name Tay Ninh. Many townships and residential areas in former Ben Luc, Can Giuoc and Duc Hoa, right next to the Ho Chi Minh City boundary, are now part of Tay Ninh.
Why buyers look at Tay Ninh real estate
- Scale after the merger. Under Resolution 202/2025/QH15, Tay Ninh after the merger has a natural area of 8,536.44 km² and a population of more than 3.25 million.
- Bordering Ho Chi Minh City. The former Long An area borders former Binh Chanh, Nha Be and Cu Chi in Ho Chi Minh City. People who work in Ho Chi Minh City can choose a home here with more space for the same budget.
- HCMC – Moc Bai Expressway. The route is about 51 km long, linking Ring Road 3 in Cu Chi to Ben Cau, near the Moc Bai border gate. According to plan, it will be completed in December 2027. This is a plan, so keep an eye on actual progress.
- Integrated suburban townships. Ample land allows many developers to build townships with parks, schools, townhouses and villas in the same project.
What to check before you buy
- Legal status of each phase: large townships are divided into several sub-zones. Check the construction permit and approval to sell for the exact sub-zone you are buying in.
- Flooding and high tides: former Long An has many low-lying areas near the Vam Co River and canals. Ask about ground level, drainage and the flooding history of the access road.
- Actual travel time: try the trip from the project to your workplace at rush hour. Do not rely on roads that have not been built.
- Amenities already in operation: are the schools, markets, supermarkets and hospitals near the project already open?
- New administrative address: commune and ward names on the contract and certificate may differ from the old district names of Long An.
