Villas — Projects Distributed by HPR
Villas suit buyers who need generous living space, a garden and privacy. Here is what to know before buying, with the list of villa projects HPR advises on.

Villas in a township usually have a large plot, low building density and a private garden. There are two common types: detached villas (standing alone, open on all four sides) and semi-detached villas (two homes sharing one wall). Because the value is high, each purchase decision needs more careful thought than an apartment.
Why buyers look at villas
- Generous living space. A garden, several bedrooms and private car parking. Well suited to multi-generation families.
- Township environment. Villas in a fully planned area usually come with parks, landscaped lakes, estate security, schools and amenities nearby.
- Land use rights. Many villas in townships receive a certificate for long-term residential land. This differs from many resort products. Ask clearly about the land type of the project you are interested in.
- Clearer deposit rules. For off-plan villas, the 2023 Real Estate Business Law only allows a deposit of no more than 5% of the sale price once the project is eligible for sale. The first payment may not exceed 30% of the contract value, including the deposit.
What to check before you buy
- Legal status and certificate type: construction permit, approval to sell, and the land type and term that will appear on the certificate.
- Handover condition: bare shell, finished exterior, or finished inside as well. Fit-out costs for a villa can be very high.
- Building and renovation rules: townships usually have unified architectural regulations. Ask in advance how far you can renovate, add floors or build a pool.
- Flooding and high tides: for riverside villas, ask about ground level, dykes and flooding on the access road.
- Estate management fees and upkeep costs: security, landscaping, cleaning, and maintaining the house while it is not lived in.
