High-End Apartments — Projects Distributed by HPR
"High-end" is a common label in apartment sales, but each project means something different by it. Here is how to judge a high-end apartment properly, with the list of projects HPR advises on.

A high-end apartment is usually a unit in a building with a good location, and with design, materials and amenities above the general standard. However, the word "high-end" in advertising is not an official grade. Look at the real quality of the building and its management services.
Why buyers look at high-end apartments
- Location and connections. High-end projects are usually near the centre, by the river or on major roads, convenient for work and school.
- On-site amenities. Swimming pool, gym, park, community spaces and enough parking. These are what make the difference when you live there long term.
- Building management. Security, cleaning, lift maintenance, fire safety. A well-run building holds its value and is easier to rent out.
- Official grading is possible. Under Decree 95/2024/NĐ-CP, from 1 August 2024 apartment buildings are divided into 3 grades (grade 1, 2 and 3). Grading is voluntary: the developer or owners carry it out if they wish. If a project says it has been graded, ask for the official grading result.
What to check before you buy
- Legal status and deposit: for off-plan apartments, the 2023 Real Estate Business Law only allows the developer to collect a deposit of no more than 5% of the sale price once the project is eligible for sale. The first payment may not exceed 30% of the contract value, including the deposit.
- List of handover materials: read the contract appendix, not just the show flat. It should state the brands and types of fittings.
- Management fees and maintenance fund: management fees for high-end apartments are usually above average. Ask about the rate, how it is calculated and who the management company is.
- Car parking: ask how many spaces there are, the price to buy or rent, and whether one is guaranteed for your unit.
- Rental potential: look at rents for similar units nearby, and include management fees, taxes and vacant months. No level of return is certain.
