Ho Chi Minh City Real Estate — HPR Projects
Ho Chi Minh City now includes former Binh Duong and Ba Ria – Vung Tau, so housing options stretch from the centre to the suburbs and the coast. Here is what to know, with the list of projects HPR advises on in the city.

Ho Chi Minh City is the largest housing market in southern Vietnam. On 1 July 2025, the city merged with Binh Duong and Ba Ria – Vung Tau. So when you say "buying a home in Ho Chi Minh City", you may be considering a central apartment, a township in former Thu Dau Mot or a house near the sea in Vung Tau.
Why buyers look at Ho Chi Minh City real estate
- New scale. Under Resolution 202/2025/QH15, Ho Chi Minh City after the merger has a natural area of 6,772.59 km² and a population of more than 14 million. The city has 168 communes, wards and special zones.
- Many segments in one city. The old centre has little land and mostly high-rise apartments. The East, former Binh Duong and the coastal areas also offer townhouses, villas and large townships.
- Public transport is taking shape. Metro Line 1 Ben Thanh – Suoi Tien, nearly 20 km long with 14 stations, began commercial operation on 22 December 2024. Owner-occupiers often pay attention to projects near metro stations because they reduce reliance on motorbikes.
- Owner-occupier and rental demand. The city concentrates jobs, schools and hospitals. This is why many people buy to live in or to rent out long term.
Each area has its own strengths and limitations. Prices, infrastructure progress and legal status vary widely between projects.
What to check before you buy
- Project legal status: land allocation decision, construction permit, approval to sell off-plan homes, bank guarantee. For completed homes, check the progress of certificate issuance.
- Flooding and high tides: many riverside and low-lying areas in the south and east of the city have flooded at high tide. Ask about the flooding history of the access road to the project, not just inside the development.
- Existing versus planned infrastructure: distinguish roads and metro stations already running from projects still being prepared.
- Management fees and post-purchase costs: apartment management fees, parking fees, maintenance funds. These directly affect your cash flow if you rent out.
- New administrative address: after the reorganisation, ward and commune names on the contract and certificate may differ from the old ones. Check carefully when signing.
