Working out cash flow for a project home
For the same apartment, the amount you need to set aside each month can vary greatly depending on the payment plan and the loan.

Four steps to prepare the calculation
1. Determine the price and payment plan. Each sales policy usually offers several plans: payment by construction progress, early payment with a discount, or a combination with a bank loan. Note the policy's effective date and validity period.
2. Split the amount into instalments. List the instalments — deposit, contract signing, progress-based instalments, handover, pink book issuance — with the amount and expected timing of each.
3. Calculate the loan (if any). Loan amount, preferential interest rate and its duration, the rate after the preferential period (usually floating), and the loan term. If the developer offers interest-rate support or a principal grace period, note until which milestone.
4. Compare with your income. The monthly repayment after the preferential period ends should stay within your family's long-term ability to pay.
Tools available
Every HPR project page has a "Price & loan calculator": choose a payment plan to see the amount of each instalment, and use the loan calculator with the interest rate and term you enter.
The calculation is for reference only; exact figures follow the developer's and the bank's policies at the time of the transaction.
