Townhouses — Projects Distributed by HPR
A townhouse in a township gives you your own plot, a multi-storey home and shared amenities. Here is what to know before buying, with the list of townhouse projects HPR advises on.

Townhouses are homes built side by side in a row, each with its own plot and certificate. In new townships, townhouses usually have a uniform façade design and a small front yard, and sit near parks and schools. They are a choice between an apartment and a villa.
Why buyers look at townhouses
- Your own land. You own the plot and the house, and can repair and arrange it yourself within the township rules.
- Flexible for living and small business. The ground floor can be an office or small shop if the township rules allow it. The upper floors are for living.
- Township environment. Wide internal roads, security, parks and shared amenities make daily life more settled than in unplanned streets.
- Suits larger families. Several floors and bedrooms, with car parking in front of the house in many projects.
- Clearer deposit rules. For off-plan townhouses, the 2023 Real Estate Business Law only allows a deposit of no more than 5% of the sale price once the project is eligible for sale. The first payment may not exceed 30% of the contract value, including the deposit.
What to check before you buy
- Legal status and certificate type: construction permit, approval to sell, land type (long-term residential land or fixed-term) and progress on issuing certificates.
- Handover condition: bare shell or finished exterior. Add the cost of interior fit-out.
- Architectural rules: whether you can add floors, change the façade or add a canopy. Many townships control this strictly to protect the streetscape.
- Position within the project: units near the gate, parks or schools are usually more convenient. Units on main roads may be noisier but better for business.
- Flooding and drainage: ask about ground level and the flooding history of the access road, especially in riverside areas.
