Who Monrei Saigon suits
It suits buyers who do not need to move in right away and want to spread their payments over the construction period. Under the June 2026 policy, choosing a loan requires only 15% own funds on signing. Handover is expected in Q1/2028, so it has the longest wait of the three. The Mio and Nido lines (34–56 m²) make up about 63% of units, suiting singles, young couples or buyers who plan to rent to engineers and expatriate specialists. The project is developed by Mitsubishi Corporation. The sale-eligibility document HPR holds is for Onsen tower (A1).
Who Maison Grand Phu My suits
It suits people working at the Cai Mep – Thi Vai port cluster and Phu My and My Xuan industrial parks who want to live near work. It has the most unit types under 3 billion VND: from 1BR+ up to 3BR 72 m². Both towers topped out in 12/2024 and are being finished, so the wait is shorter than for a newly started project. The latest discount policy in HPR's files was valid until 31 July 2026. Ask a consultant which policy currently applies before calculating the price.
Who Green Skyline suits
It suits people working at Song Than industrial park, the Hi-Tech Park or Linh Trung export processing zone, or families who need to be near Vietnam National University Ho Chi Minh City. Under 3 billion VND there is only the 1BR+ unit (from 2.75 billion VND, reference price). The project has topped out and has a land certificate and the most recent sale-eligibility document of the three (12/2025). Policy 133/2026 offers a loan of 50% or 70%, requiring only 15% own funds before handover.
Three easy comparison mistakes
- How area is measured. Monrei and Green Skyline give gross (wall-centre) area in their price lists; Maison Grand gives net area. Units with the same m² figure but different measurement have different usable space. Convert to the same basis before comparing unit prices.
- Price before or after VAT. Monrei and Maison Grand prices exclude VAT and the 2% maintenance fee. Green Skyline's reference price does not state this clearly, so you need the unit-by-unit price list.
- Waiting time to handover. A project handing over in 2028 gives you longer to prepare funds, but also longer before you can live in or rent out the unit. A project that has topped out shortens the wait, but the payments before handover are concentrated in a shorter period.
To find out how much to prepare each month, use the home-buying cash-flow tool. How to read each legal document is covered in checking a project's legal status. If you are buying to rent out, HPR accepts rental consignments after you receive the unit.
5 steps to choose an apartment under 3 billion VND near industrial parks
- Fix your total budget. Add VAT and the 2% maintenance fee to the unit price, then subtract the loan to see how much of your own money you need.
- Try the commute. Travel from the project to your workplace in the morning and evening rush hours, on the route you will take every day.
- Check the sale-eligibility document. See whether the document number, date of issue and the tower named in it match the tower of the unit you have chosen.
- Compare payment schedules, not just prices. Ask for the schedule of each instalment under your chosen option, the interest rate after the support period and the expected handover date of that unit.
- Ask about the management fee and rental rules. If you are buying to rent out, ask about the management fee after handover and the building's rental rules.
