Vạn Xuân Group (Van Xuan Real Estate Group JSC) is a real estate company founded in 2005 in Ho Chi Minh City and the developer of the Happy One apartment line. The group's latest project is Happy One Elite in Tam Binh Ward, which broke ground on 15 October 2026. • Legal entity: Van Xuan Real Estate Group JSC (Công ty Cổ phần Tập đoàn Địa ốc Vạn Xuân), headquartered at 50 Ha Huy Giap, An Phu Dong Ward, Ho Chi Minh City.
• Business: founded in 2005, focusing on investing in, building and developing projects in Ho Chi Minh City and the former Binh Duong; its flagship apartment brand is Happy One.
• Member companies: Van Xuan Property, Van Xuan Incons, Van Xuan Service and project companies in the former Binh Duong. Among them, in 2025 Vạn Xuân Service was named among the advisory units handling sales of the Happy One Mori project.
• Awards: in July 2026, Vạn Xuân Group was honoured for the second time at the Dot Property Vietnam Awards, in the Best Mid-Range Housing Developer category.

• Location: 218 Tam Binh, Tam Binh Ward, Ho Chi Minh City (part of Thu Duc City before the reorganisation), fronting Tam Binh Street.
• Scale: a site of about 8,760 m², 1 tower with 25 above-ground floors, 2 basements and 1 roof level; about 784 apartments for about 1,200 residents.
• Design: architecture by Ong & Ong (Singapore), landscape by Belt Collins (USA).
• Positioning: the sixth project under the Happy One brand, in the mid-to-high-end segment.
• Status: groundbreaking and test piling on 15 October 2026, starting foundation works. The developer lists the project as "upcoming".

Happy One Sora

• Location: 27 Street No. 9, Linh Xuan Ward, Ho Chi Minh City.
• Scale: 507 units.
• Status: topped out and structure completed on 17 July 2026. Developed in cooperation with TBS Capital Vietnam (TBS Group, Japan), with main contractor An Phong and financing bank Vietcombank.

Happy One Mori

• Location: Lai Thieu Ward, Ho Chi Minh City (former Thuan An, Binh Duong).
• Scale: a site of more than 10,800 m², 2 towers of 33 floors and 2 basements; 1,441 units including apartments, officetels and commercial-service space.
• Status: broke ground on 9 August 2025, with construction contractor Long Giang and bank MB.

In addition, the group reports Happy One Central and Happy One Premier as completed; Happy One City and Happy One Nguyen Chi Thanh are listed as upcoming, with no details announced.
