Đạt Phước — developer of Serena Riverside and The Rivana

Đạt Phước Investment Joint Stock Company develops apartments in the Vinh Phu – Lai Thieu area (former Thuan An), along the National Highway 13 corridor. Its first project, The Rivana, has been handed over, and residents have been receiving ownership certificates since October 2024. Serena Riverside is its second project, which broke ground on 13 September 2026. For an off-plan project, being able to visit a building the developer has already delivered is a valuable piece of evidence.

The Rivana (handed over)

The Rivana broke ground on 2 March 2021 on the Binh Duong Boulevard frontage, in the former Vinh Phu Ward: 3 towers of 28 floors, 1,023 one- to three-bedroom apartments and 16 shophouses on an 11,882 m² site. The project is in use — you can visit to see the finishing quality and how it is actually operated. HPR does not distribute this project.

Serena Riverside (under construction)

• Location: Vinh Phu 29 Street, Lai Thieu Ward, Ho Chi Minh City, about 200 m from the Saigon River.
• Scale: total investment of 1,175 billion VND; site area 5,691.6 m²; 2 towers of 25 and 30 floors on a 5-storey podium.
• Products: 622 units comprising 485 apartments, 128 officetels and 9 shophouses; apartments 43–125 m², officetels 31–93 m² (gross area).
• Legal status: investment policy approval 2179/QĐ-UBND, 1/500 detailed plan 1274/UBND-KT, appraisal of the basic design and fire safety; project term of 50 years. The construction permit and the eligibility-for-sale notice are pending.
• Progress: groundbreaking on 13 September 2026; sale and purchase agreements (SPA) expected in Q2/2027, handover expected in Q4/2028.

Projects distributed by HPR

HPR advises on and distributes Đạt Phước's Serena Riverside. The developer has not yet published a unit-by-unit price list; according to the developer's brochure dated 2 October 2026, prices start from 50 million VND/m². Expected prices at groundbreaking: apartments from 56.3 million VND/m², officetels from 50.6 million VND/m², subject to change. The project is accepting consultation registrations — sale and purchase agreements will only be signed once the eligibility-for-sale notice is issued under the Law on Real Estate Business.
