TT Capital — developer of TT Genesis and TT AVIO

TT Capital is a Vietnamese apartment developer that works through joint ventures with Japanese groups. Its two public projects to date are TT AVIO in Di An and TT Genesis in South Saigon. What you need to know: at TT Genesis, TT Capital is the investing and development company within the joint venture, while the sale and purchase agreement is signed with the legal developer, which is a different company.

About TT Capital

• Legal entity: TT Capital Investment Joint Stock Company, headquartered in Ho Chi Minh City.
• Founded: November 2021; charter capital of 126 billion VND as registered on 27 December 2023. As of June 2026, the Chairman of the Board is Mr Nguyễn Trung Tín and the CEO is Mr Nguyễn Đình Trường.
• Focus: affordable housing development.
• Partners: Cosmos Initia (a member of Daiwa House Group, Japan) and Koterasu (Japan) — Koterasu Partners is a foreign shareholder of TT Capital. TT Genesis also involves Hinokiya Group (Japan) and Vietmax Capital (Singapore).

TT Capital projects under development

TT AVIO (Di An)

• Location: Provincial Road 743C, Di An area (former Binh Duong), now part of Ho Chi Minh City.
• Scale: 2 towers, about 2,000 units on a site of nearly 1.6 ha, mid-range segment.
• Status: the Avis tower topped out at 30 floors on 17 June 2026; the target is to hand over the Orion tower at the end of 2027. In December 2025, TT Capital announced that the project's inventory had sold out.
• HPR does not distribute this project.

TT Genesis (Nha Be)

• TT Capital's role: investing and development company in the five-party joint venture established on 4 June 2026.
• Legal developer: Phuc Long – Phuoc Kien Real Estate JSC (Công ty Cổ phần Bất động sản Phúc Long – Phước Kiển). Exclusive consulting and marketing: TT Genesis JSC (Công ty Cổ phần TT Genesis).
• Location: frontage on the 30 m road parallel to Le Van Luong, Nha Be Ward, Ho Chi Minh City (former Phuoc Kien Commune, Nha Be District).
• Scale: an 18,881.8 m² site; 2 towers, The Maris and The Lucis, of 30 floors; 1,438 units according to the sales materials.
• Progress: groundbreaking on 3 July 2026 (design and build by Ricons); sales kick-off for The Lucis tower on 16 September 2026; sale and purchase agreements expected in Q3/2027, handover expected in Q3/2029.

Projects distributed by HPR

HPR advises on and distributes TT Genesis — a project co-developed by TT Capital. Apartment prices in The Lucis tower start from 69 million VND/m² (gross area, excluding VAT and the maintenance fee), announced at the kick-off event on 16 September 2026; a unit-by-unit price list has not been published. The project is next to Phu My Hung, is pursuing EDGE green building certification, and offers 3–8% discounts for accelerated payment.
