Da Nang Real Estate — Including Former Quang Nam
Da Nang now includes former Quang Nam, covering 11,859.59 km² with over 3.06 million people. Here is what to know when buying a home in Da Nang and Hoi An.
Da Nang after the reorganisation has a natural area of 11,859.59 km² and more than 3.06 million people, according to Resolution 202/2025/QH15. From 1 July 2025, the city merged with Quang Nam Province, keeping the name Da Nang, with 94 commune-level units (23 wards, 70 communes, 1 special zone). Hoi An, Tam Ky and Dien Ban (former Quang Nam) now all belong to Da Nang.
Why buyers look at Da Nang real estate
- A centrally governed city, now larger. After the merger, Da Nang stretches from the Hai Van Pass to the Quang Ngai border, and from the sea to the Lao border. Buyers have more choice beyond the old centre, in the coastal urban areas to the south.
- A free trade zone tied to Lien Chieu Port. Decision 1142/QD-TTg of 13 June 2025 established the Da Nang free trade zone, about 1,881 ha at 7 locations, including a manufacturing and logistics area, a commerce and services area, and a digital technology area. It is a pilot mechanism under Resolution 136/2024/QH15.
- Beach tourism and heritage. Hoi An Ancient Town was recognised as a UNESCO World Heritage Site in 1999. The long coastline from Da Nang to Hoi An is why many people look for holiday apartments combined with renting out.
- Owner-occupier demand. The city has residents, specialists, students and long-term workers who need to buy or rent homes.
Rental income in a tourist city fluctuates by season. Factor in vacant months when planning, and do not rely on a pre-promised profit figure.
What to check before you buy
- New administrative address: ward and commune names on the contract and certificate may differ from the former district, town and city names of Da Nang or Quang Nam. Ask for the new name before paying a deposit.
- Product type and ownership term: residential apartments, tourist apartments (condotels) and resort villas have different legal status and land-use terms.
- Project legal status: construction permit, approval to sell, bank guarantee for off-plan homes.
- Rules around the Hoi An old town: the heritage protection zone has its own rules on construction, height and house repairs. Check the planning for the exact plot if you are buying to run a homestay.
- Flooding and storms: central Vietnam has a storm and rainy season. Ask about ground elevation, the flooding history of the access road and maintenance costs for facades near the sea.
- Infrastructure still on paper: do not price by a free trade zone or road that is not yet built. Check the documents and actual progress.
How HPR can help
HPR does not currently distribute any project in Da Nang. HPR consultants still advise on home purchases, accept consignments to sell and rent out apartments in Da Nang, and recommend projects that fit your budget. You can read about how to check a project's legal status, choosing a seaside holiday apartment, infrastructure and prices: reading progress without being misled by hype and gross and net rental yield. If you have a home in Da Nang to sell or rent out, see the rental consignment or apartment resale consignment services.
