Thai Nguyen Real Estate — Location, Infrastructure, Planning
Thai Nguyen now includes former Bac Kan, covering 8,375.21 km² with nearly 1.8 million people. Here is the location, infrastructure, planning and what to check before buying property here.
Thai Nguyen is a midland province north of Hanoi, the industrial and education centre of the region. From 1 July 2025, the province merged with Bac Kan, keeping the name Thai Nguyen. The administrative centre is in Phan Dinh Phung Ward (former Thai Nguyen City). The province has 92 communes and wards.
Why buyers look at Thai Nguyen real estate
- Scale after the merger. Under Resolution 202/2025/QH15, Thai Nguyen has a natural area of 8,375.21 km² and a population of nearly 1.8 million. The south is an industrial and urban region; the north (former Bac Kan) has Ba Be Lake and much forest.
- Close to Hanoi, with the expressway being widened. The Hanoi – Thai Nguyen Expressway has been open since 2014. On 30 June 2026, the project to complete the route started: the Hanoi – Thai Nguyen section will be widened to 6 lanes and the Thai Nguyen – Cho Moi section to 4 lanes, with construction in 2026–2029.
- Industrial parks. The Samsung complex started construction at Yen Binh Industrial Park in 2013, with registered phase 1 capital of USD 2 billion. The workforce and specialists create rental demand around industrial parks.
- Planning after the merger. The adjusted provincial plan was passed by the provincial People's Council on 4 February 2026, dividing the province into 3 regions and 5 economic corridors; the number of industrial parks is expected to rise from 20 to 38, covering about 14,155 ha.
Planning is a long-term direction, and not every industrial park gets investors right away. When working out rentals near industrial parks, check which factories are already operating and how many workers they really have.
What to check before you buy
- Flooding from the Cau River: in October 2025, a historic flood raised the water level at Gia Bay station to 29.90 m, 1.09 m above the 2024 flood peak, and many central wards were deeply flooded. Ask about the home's flooding history, the access road and the ground elevation.
- Legal status of township projects: check the construction permit and approval to sell for the exact sub-zone, not just the overall legal status.
- Forest and forestry land in the north: the former Bac Kan area has a lot of forest land. Ask clearly whether the plot is residential land.
- Expressway and ring-road corridors: land near routes being widened may be partly reclaimed. Check the land use plan before paying a deposit.
- New administrative address: the province is creating more new wards, so commune and ward names on the contract may change again. Check the latest name before signing.
How HPR can help
HPR does not currently distribute any project in Thai Nguyen. HPR consultants still advise, accept consignments to sell or rent out property in the area, and recommend projects that fit your budget. You can read about checking a project's legal status, comparing apartments under VND 3 billion near industrial parks, flooding and high tides when choosing a project, or learn about the consignment service at HPR.
