Cua Lo Real Estate — Nghe An Beach, Infrastructure, Notes
Cua Lo received about 4.76 million visitors in 2025. If you are considering a townhouse, apartment or hotel at Cua Lo beach, here is what to know before you buy.
Cua Lo sits on the coast of Nghe An Province, about 16–18 km from central Vinh. From 1 July 2025, the whole of the former Cua Lo Town became Cua Lo Ward (merging 7 former wards: Nghi Hai, Nghi Hoa, Nghi Huong, Nghi Tan, Nghi Thu, Nghi Thuy and Thu Thuy). In 2025, Cua Lo received about 4.76 million visitors, of whom 1.69 million stayed overnight, according to Báo Nhân Dân.
Why buyers look at Cua Lo real estate
- Steady visitor numbers in summer. Cua Lo has a beach about 12 km long and over 300 accommodation establishments with about 11,000 rooms. Tourism revenue in 2025 was about VND 5,000 billion.
- Close to the airport and to Vinh (already in place). Vinh Airport is about 15 km away and reopened on 19 December 2025 after 6 months of upgrading. Phase 2 of the Vinh – Cua Lo Avenue, 10.8 km long, opened in August 2024 and links the centre of Vinh straight to the sea.
- North–South Expressway through Nghe An (already in place). The Nghi Son – Dien Chau section has operated since September 2023, and Dien Chau – Bai Vot was fully opened in June 2024. From Hanoi to Cua Lo is about 290 km.
- Infrastructure under plan. The Vinh Airport plan raises capacity to about 8 million passengers a year by 2030. The coastal road of over 64 km through Cua Lo had reached about 96% of its volume at the end of 2025. The zoning plan along the Vinh – Cua Lo avenue, which includes a commercial – tourism zone on the sea side, is being adjusted and has not been approved.
Infrastructure already in place makes travel easier, but anything still in planning should not be counted in the purchase price.
What to check before you buy
- Land type and term of use: townhouses in residential areas are usually long-term residential land; tourist apartments and hotels sit on commercial and service land with a fixed term. Ask which type of certificate you will receive and how much of the term remains.
- Low season: visitors are concentrated from May to August; the locality is trying to draw visitors year-round but has no winter figures yet. Work out cash flow including the quiet months.
- Storms, coastal erosion: after Storm No. 10 in 2025, nearly 3.8 km along Binh Minh Street was eroded, and 5 sections of sea embankment collapsed or were badly damaged. For homes and hotels right by the sea, ask about the setback from the shore, ground elevation, the condition of the embankment and maintenance costs from salt wind.
- Planning under adjustment: cross-check the plot or apartment against the latest zoning plan, the construction permit and the document confirming eligibility to sell. Building heights near the airport are limited by clearance rules.
- Rental commitments: read carefully who operates, how revenue is shared, which costs are deducted and the term. No level of return is certain.
- New administrative address: Cua Lo changed administrative units twice (merged into Vinh City from 1 December 2024, became Cua Lo Ward from 1 July 2025). Contracts should state Cua Lo Ward with the old ward name alongside to cross-check earlier documents.
