Da Lat Real Estate — What to Know Before You Buy
Da Lat is now five wards of the new Lam Dong Province. If you are considering a holiday home, a homestay or an apartment to live in or rent out, here is what to know before you pay a deposit.
Da Lat belongs to the new Lam Dong Province, merged with Binh Thuan and Dak Nong from 1 July 2025. Former Da Lat City is now five wards: Xuan Huong – Da Lat, Cam Ly – Da Lat, Lam Vien – Da Lat, Xuan Truong – Da Lat and Lang Biang – Da Lat. In the first six months of 2026, Lam Dong received 11.99 million visits, up 18% on the same period.
Da Lat under the new boundaries
- Xuan Huong – Da Lat Ward: the centre around Xuan Huong Lake, made up of former Wards 1, 2, 3, 4 and 10.
- Cam Ly – Da Lat Ward: the west, made up of former Wards 5 and 6 and Ta Nung Commune.
- Lam Vien – Da Lat Ward: the north-east, made up of former Wards 8, 9 and 12.
- Xuan Truong – Da Lat Ward: the east and south, made up of former Ward 11 and Xuan Tho, Xuan Truong and Tram Hanh communes.
- Lang Biang – Da Lat Ward: the north, made up of former Ward 7 together with Lac Duong Town and Lat Commune (former Lac Duong District).
Why buyers look at Da Lat real estate
- Cool climate all year. Da Lat is a familiar escape from the heat for visitors from the south. Many people look for a home for holidays, long stays or seasonal rental.
- Many tourists. Lam Dong set a target of 25.08 million visits in 2026; the first six months already reached nearly 48% of the plan.
- Lien Khuong Airport has been upgraded. The airport closed for repairs on 4 March 2026 and reopened on 19 August 2026. The 3,250 m runway was rebuilt in cement concrete, with total capital of VND 1,032 billion. While it was closed, air passenger numbers fell, including international visitors.
- The road into the city has been widened. Prenn Pass fully opened on 31 January 2024 with 4 lanes and a 14.5 m road surface. The Lien Khuong – Prenn Expressway, 19 km long, links Duc Trong with Da Lat and is in operation.
- The expressway from Ho Chi Minh City is still under construction. Tan Phu – Bao Loc (about 66 km) started in late 2025; Bao Loc – Lien Khuong (about 73.62 km) is at site clearance. There is no official completion date yet.
Rental income from homestays and holiday homes in Da Lat rises and falls with the season and the holiday calendar. Allow for quiet months, and do not rely on a pre-promised level of return.
What to check before you buy
- Agricultural land and plot splitting: around Da Lat there is a lot of crop land and greenhouse land. Check the land-use purpose of the exact plot and whether it can be converted to residential land. Do not buy a "pre-divided" plot that has not been legally split.
- Forest land and planning: ask the local land authority about planning. Plots next to pine forest or protection forest land are often restricted for construction.
- Building permits on steep hills: in the early hours of 29 June 2023, the retaining slope of a construction on steep land in former Ward 10 (now Xuan Huong – Da Lat) collapsed onto a house and killed 2 people. After this, the province suspended steep-slope constructions for inspection and stopped issuing new permits at steep, unsafe locations. Ask about the permit, retaining walls and the slope above and below the house.
- Homestays and tourist apartments: check the accommodation business licence and fire safety. Tourist apartments on commercial and service land have a fixed land-use term, unlike apartments to live in long term.
- Rental commitments: read carefully who operates, how revenue is shared, which costs are deducted and how long the commitment lasts. No level of return is certain.
- Do not price in an unfinished expressway: the expressway from Ho Chi Minh City up to Da Lat has no opening date. Look at the actual progress of each section.
- New administrative address: old certificates state "Ward 1", "Ward 10" and so on of Da Lat City. New contracts should state the new ward name, with the old name alongside for cross-checking.

You can read about how to check a project's legal status, reading infrastructure progress without being fooled by inflated prices, working out gross and net rental yield and how to work out your home-buying cash flow.
