Phan Thiet – Mui Ne Real Estate — What to Know Before You Buy
Phan Thiet – Mui Ne now belongs to Lam Dong Province. The expressway from Ho Chi Minh City is open and a civil airport is under construction. Here is what to know before buying a holiday apartment on this coast.
Phan Thiet – Mui Ne has been the coastal area of Lam Dong Province since 1 July 2025 (former Binh Thuan). The new Mui Ne Ward alone — merging the former Mui Ne Ward, Ham Tien Ward and Thien Nghiep Commune — covers 118.59 km² and has about 50,166 residents. The centre of the former Phan Thiet is now Phan Thiet Ward (including former Phu Trinh, Lac Dao and Binh Hung); to the south is Tien Thanh Ward (former Duc Long and Tien Thanh Commune). In 2023, the former Binh Thuan received over 8.5 million tourists.
Why buyers look at Phan Thiet – Mui Ne real estate
- The expressway from Ho Chi Minh City is open. Since 29 April 2023, the Dau Giay – Phan Thiet and Vinh Hao – Phan Thiet expressways have been open. Residents of Ho Chi Minh City can reach Mui Ne for the weekend more easily than before.
- Phan Thiet Airport is under construction. On the morning of 27 April 2026, the Phan Thiet civil airport broke ground in Mui Ne Ward, with capital of over VND 3,900 billion, a scale of nearly 75 ha and phase 1 capacity of about 2 million passengers a year. According to plan, the project is completed after 2 years of construction. This is a planned milestone, not an airport in operation.
- A dry climate with lots of sun. Mui Ne is well known to beach visitors, kitesurfers and for its sand dunes. Many people look for seaside apartments and villas for weekend stays combined with renting out.
- Many resorts already operating. The Ham Tien – Mui Ne strip and Tien Thanh have hotels, resorts and restaurants in place. You can see how the area actually operates instead of only looking at renderings.
Visitor numbers are high in holiday seasons, at weekends and in the windy season, then fall in the remaining months. Rental income is uneven through the year — work out the quiet months too.
What to check before you buy
- Land type and term of use: an apartment on long-term residential land differs from a tourist apartment, or a resort villa on commercial and service land with a fixed term. Ask which type of certificate you will receive and from when the remaining term is counted.
- Legal status at each phase: along the coast of Mui Ne and Tien Thanh there are projects that took many years and passed through several owners. Check the detailed plan, construction permit and the document confirming eligibility to sell for the exact phase you are buying.
- Coastal erosion: the Ham Tien strip has been hit by the advancing sea. In March 2018, 10 tourist establishments in Ham Tien suffered landslides, and in places the sea advanced up to 10 m inland. Ask whether the project has a wave-breaking embankment yet and how far the setback from the water's edge is.
- Rental and operation commitments: read carefully the operator, how revenue is shared, which costs are deducted, how long the commitment lasts and what happens when it ends. No level of return is guaranteed.
- Infrastructure under construction: do not pay a price as if the airport were already operating. Follow actual progress before counting it in the price.
- New administrative address: contracts and new certificates state Lam Dong Province and the new ward (Mui Ne, Phan Thiet, Tien Thanh…). Cross-check against the old names in the project's documents.
