Quang Ngai Real Estate — Including Former Kon Tum
Quang Ngai now includes former Kon Tum, stretching from the sea to the Lao and Cambodian borders. Here is what to know when buying a home here.
Quang Ngai after the reorganisation has a natural area of 14,832.55 km² and more than 2.16 million people, according to Resolution 202/2025/QH15. From 1 July 2025, the province merged with Kon Tum, keeping the name Quang Ngai, with 96 commune-level units (9 wards, 86 communes, 1 special zone). The political and administrative centre is in Quang Ngai; the former Kon Tum area in the west borders Laos and Cambodia.
Why buyers look at Quang Ngai real estate
- The North–South expressway through the province. On 29 April 2026, the 88 km Quang Ngai – Hoai Nhon Expressway opened, linking the Da Nang – Quang Ngai Expressway with the Hoai Nhon – Quy Nhon Expressway. Driving from Quang Ngai to Da Nang or south to Quy Nhon is more convenient.
- Both coast and highlands. The east is the coastal area and former Quang Ngai city; the west is the former Kon Tum area in the Central Highlands. Housing demand and land prices differ greatly between the two regions.
- Owner-occupier demand. With more than 2.16 million people, most buyers purchase to live in, or to rent to people working in industrial parks and the central cities.
Newly opened infrastructure speeds up travel but does not by itself raise home prices. Compare asking prices with actual transaction prices around the area.
What to check before you buy
- New administrative address: ward and commune names on the contract and certificate may differ from the former district and city names of Quang Ngai or Kon Tum. Ask for the new name before paying a deposit.
- Legal status of new projects: construction permit, approval to sell, bank guarantee for off-plan homes.
- Residential plots and residential land: check the land use purpose and planning for the exact plot, and whether the access road is a public road.
- Rain and floods: central Vietnam has a storm and rainy season. Ask about ground elevation and the flooding history of the access road after heavy rain; in mountain areas, ask about landslide risk as well.
- Actual travel time: try the trip from home to your workplace and to the nearest expressway interchange before deciding.
