Quy Nhon Real Estate — Quy Nhon Beach, Phuong Mai Peninsula
Quy Nhon is now the administrative centre of the new Gia Lai Province. If you are considering a beachfront apartment, a home or land on the Phuong Mai peninsula, here is what to know before buying.
Quy Nhon is the former seaside city of Binh Dinh and is now the administrative centre of Gia Lai Province. From 1 July 2025, Binh Dinh merged into Gia Lai; former Quy Nhon City was divided into five wards, Quy Nhon, Quy Nhon Dong, Quy Nhon Tay, Quy Nhon Nam and Quy Nhon Bac, and the island commune of Nhon Chau. On 29 April 2026, two expressway sections, Hoai Nhon – Quy Nhon (over 70 km) and Quy Nhon – Chi Thanh (nearly 62 km), opened.
Quy Nhon under the new boundaries
- Quy Nhon Ward: the old centre, made up of Hai Cang, Thi Nai, Tran Phu and Dong Da.
- Quy Nhon Nam Ward: the southern coastal strip and Ghenh Rang, made up of Ngo May, Nguyen Van Cu, Quang Trung and Ghenh Rang.
- Quy Nhon Dong Ward: the Phuong Mai peninsula across Thi Nai Bridge, made up of Nhon Binh and the former Nhon Hoi, Nhon Ly and Nhon Hai communes.
- Quy Nhon Bac and Quy Nhon Tay wards: residential areas to the north and west.
- Nhon Chau Commune: Cu Lao Xanh, unchanged.
Many projects advertised as "Quy Nhon" are actually in the Nhon Hoi Economic Zone, parts of which belong to Tuy Phuoc Dong Commune and Cat Tien Commune (former Tuy Phuoc and Phu Cat districts). Check the new address on the contract.
Why buyers look at Quy Nhon real estate
- The new provincial centre. The administrative offices of Gia Lai Province are in Quy Nhon. In 2025, the whole of (new) Gia Lai Province received more than 12.4 million visitors, up 17.6%.
- The North–South expressway is connected. Since 29 April 2026, cars can drive on the expressway from Quy Nhon to Quang Ngai and south towards former Phu Yen.
- Quy Nhon – Pleiku Expressway (under construction). The route is 125 km long, with a total investment of VND 43,734 billion. Components 1 and 3 started construction in December 2025, and component 2 on 19 August 2026. When finished, it will link Quy Nhon's coast with the Central Highlands.
- Phu Cat Airport expansion. Runway no. 2, 3,048 m long, is being completed; under the plan it will enter operation from October 2026.
- Nhon Hoi Economic Zone. It covers about 14,308 ha, mostly on the Phuong Mai peninsula, linked to the centre by the 2,477 m Thi Nai Bridge. The adjusted master plan to 2050 was approved in August 2026, with an expected population of 160,000–170,000 by 2035. This is a plan, and the residential areas on the peninsula are still taking shape.
Rising visitor numbers do not mean every home can be rented out steadily. Factor in the stormy, rainy months with few visitors, and do not rely on a pre-promised level of return.
What to check before you buy
- Storms and big waves: in November 2025, Storm No. 13 caused damage estimated at over VND 5,000 billion in Gia Lai; waves broke pavements and sand covered Quy Nhon's coastal road. For beachfront units, ask about ground elevation, wind-resistant glass and insurance costs.
- Landslides on hills inside the city: after Storm No. 13, Nui Mot (Quy Nhon Ward) had a landslide of about 200 m, 5 houses collapsed, and the ward proposed relocating 228 households. Homes at the foot of hills and on slopes (Ghenh Rang, Nui Mot, Vung Chua) need a look at the landslide-risk map.
- Land type and ownership term: tourist apartments and resort villas on the Phuong Mai peninsula are usually on commercial and service land with a fixed term, different from freehold residential land. Ask clearly about the type of certificate and the remaining term.
- Legal status of projects in the economic zone: detailed plan, construction permit, approval to sell, bank guarantee for off-plan homes. The Nhon Hoi plan has just been adjusted — ask whether the plot's land use has changed.
- Rental commitments: read carefully who operates, how revenue is shared, which costs are deducted and how long the commitment lasts. No level of return is certain.
- New administrative address: old certificates state the wards and communes of Quy Nhon City, Binh Dinh Province. New contracts should state the new ward name, with the old name alongside.
