Can Tho Real Estate — Expressways, Planning, Key Points
From 1 July 2025, Can Tho City includes former Soc Trang and Hau Giang. Here is what to know about infrastructure, planning and legal status before buying a home in Can Tho.
From 1 July 2025, Can Tho City combines former Can Tho, Soc Trang and Hau Giang: an area of 6,360.83 km², nearly 4.2 million people and 103 wards and communes (31 wards, 72 communes), according to Resolution 202/2025/QH15 and the list after the reorganisation. The district level no longer exists; former Ninh Kieu, Cai Rang, Vi Thanh and Soc Trang are now divided into new wards and communes. The political and administrative centre remains in former Can Tho.
Why buyers look at Can Tho real estate
- The only centrally governed city in the region. After the merger, Can Tho borders An Giang, Dong Thap, Vinh Long and Ca Mau and has a coastline on the former Soc Trang side. The city concentrates the Mekong Delta's universities, hospitals and shopping centres.
- Expressway to Ho Chi Minh City. My Thuan 2 Bridge and the My Thuan – Can Tho Expressway (about 23 km) were inaugurated on 24 December 2023, connecting the expressway from Ho Chi Minh City to Can Tho. The Ministry of Transport (now the Ministry of Construction) estimated the Ho Chi Minh City – Can Tho journey at about 2 hours when traffic is clear.
- Can Tho – Ca Mau Expressway. The main route is 110.85 km long, starting from Cai Rang Ward. The Can Tho – Hau Giang section (37.07 km) has operated since 22 December 2025; the whole route to Ca Mau has been continuous since 29 April 2026.
- The Chau Doc – Can Tho – Soc Trang east–west axis. The route is 188.2 km long, of which 132.47 km runs through Can Tho City. The Government targets technical opening on 30 June 2026 and synchronised operation in 2027. This is a target milestone; ask whether the section near the project is already open to traffic.
- Dai Ngai 2 Bridge. The bridge links Tieu Can Commune (Vinh Long) with Cu Lao Dung Commune (Can Tho City) and is expected to open from 30 April 2026, replacing the ferry. In the first phase it does not admit trucks or coaches of 16 or more seats.
Home prices around expressway interchanges often rise before the road opens. Compare prices with similar areas that already have real infrastructure, not just the planning map.
What to check before you buy
- New administrative address: ward and commune names on the contract and certificate may differ from the former Ninh Kieu, Cai Rang, Binh Thuy districts or the old districts of Soc Trang and Hau Giang. Ask for the new name before paying a deposit.
- Flooding and high tides: Can Tho lies along the Hau River, and many streets flood at the year-end high tides. Ask about ground elevation and the flooding history of the house and the access road.
- Residential plots and subdivisions: check whether the plot already has its own certificate, whether infrastructure has been handed over to the local authority, and whether it lies within the expressway corridor or bridge approach roads.
- Legal status of new projects: construction permit, approval to sell, bank guarantee for off-plan homes.
- Distance to the interchange: a home right next to the expressway offers fast travel but may be noisy. Measure the real distance to the nearest on-ramp.
