Quang Tri Real Estate — Including Former Quang Binh
Quang Tri now includes former Quang Binh, with over 1.87 million people and an administrative centre in Dong Hoi. Here is what to know when buying a home here.
Quang Tri after the reorganisation has a natural area of 12,700 km² and more than 1.87 million people, according to Resolution 202/2025/QH15. From 1 July 2025, the province merged with Quang Binh, keeping the name Quang Tri, with 78 commune-level units (8 wards, 69 communes and the Con Co special zone). The province's administrative and political centre is in Dong Hoi Ward (Dong Hoi City, former Quang Binh).
Why buyers look at Quang Tri real estate
- The North–South expressway linking the two former provinces. The Van Ninh – Cam Lo Expressway, about 65.5 km long, runs through former Quang Binh and former Quang Tri and has been ready for operation since 19 August 2025.
- Quang Tri Airport under construction. The Quang Tri Airport project started construction on 6 July 2024, with total capital of about VND 5,833 billion under the PPP model. The operation date has been adjusted several times, so follow official announcements.
- Natural heritage tourism. Phong Nha – Ke Bang National Park (former Quang Binh) was recognised by UNESCO as a World Natural Heritage Site in 2003. Former Dong Hoi and the coastal areas have demand for townhouses and homestays serving tourism.
Infrastructure under construction should not be counted as infrastructure that exists. Separate what is already running from what is still on the plan when comparing prices.
What to check before you buy
- New administrative address: ward and commune names on the contract and certificate may differ from former Dong Hoi City, Dong Ha or the old districts of Quang Binh and Quang Tri. Ask for the new name before paying a deposit.
- Rules around the national park and heritage sites: the Phong Nha – Ke Bang area and monuments have their own rules on construction and land use purpose. Check the planning for the exact plot before buying to run a homestay.
- Storms and floods: this region is affected by storms and floods in the rainy season. Ask about ground elevation and the flooding history of the house and the access road.
- Legal status of new projects: construction permit, approval to sell, bank guarantee for off-plan homes.
- Seasonal revenue: cave and beach tourism is busy in the dry season. Factor in the rainy and low-season months, and do not rely on a pre-promised profit.
