Dong Thap Real Estate — My Tho, Expressway Bridges, Key Points
From 1 July 2025, Dong Thap includes former Tien Giang, with its administrative centre in My Tho Ward. Here is what to know before buying a home in Dong Thap.
From 1 July 2025, Dong Thap Province combines former Dong Thap and Tien Giang: an area of 5,938.64 km², nearly 4.4 million people and 102 wards and communes (20 wards, 82 communes), according to Resolution 202/2025/QH15 and the list after the reorganisation. The political and administrative centre is in My Tho Ward (My Tho City, former Tien Giang). The new province borders Ho Chi Minh City directly and has a coastline on the former Go Cong side.
Why buyers look at Dong Thap real estate
- Next to Ho Chi Minh City, on the expressway axis. Under Resolution 202/2025/QH15, Dong Thap borders Ho Chi Minh City, Tay Ninh, An Giang, Can Tho, Vinh Long, Cambodia and the East Sea. The Trung Luong – My Thuan Expressway passes through former Tien Giang; My Thuan 2 Bridge, inaugurated on 24 December 2023, connects onward to the My Thuan – Can Tho Expressway.
- Rach Mieu 2 Bridge. The bridge crosses the Tien River linking Dong Thap with Vinh Long (former Ben Tre) and was inaugurated on 19 August 2025. The project is 17.6 km long, with over VND 6,800 billion of state budget capital.
- Cao Lanh – An Huu Expressway. Phase 1 is about 27.43 km long, linking former Cao Lanh with the Trung Luong – My Thuan Expressway. The province aims to complete everything by 31 December 2026. This milestone has been postponed several times; follow the actual opening date.
- Two urban regions. The former Tien Giang side has My Tho and Go Cong, close to Ho Chi Minh City; the former Dong Thap side has Cao Lanh, Sa Dec and Hong Ngu. Demand for housing and shop-houses is concentrated around these cities.
Land prices near interchanges and bridge approaches have often already risen on infrastructure news. Compare prices with similar areas where the road is really running before committing money.
What to check before you buy
- New administrative address: ward and commune names on the contract and certificate may differ from former My Tho City, Cao Lanh, Sa Dec or the old districts. Ask for the new name before paying a deposit.
- Flooding and riverbank erosion: areas along the Tien and Hau rivers and the low-lying former Dong Thap Muoi region include places that flood in the flood season, and riverbank erosion. Ask about ground elevation, embankments and flooding history.
- Residential plots and subdivisions: check whether the plot already has its own certificate, whether it has been converted from rice or perennial-crop land to residential land, and whether infrastructure has been handed over to the local authority.
- Expressway corridor and bridge approaches: check the land use plan to find out whether the plot lies within the site clearance area or the safety corridor.
- Legal status of new projects: construction permit, approval to sell, bank guarantee for off-plan homes.
