Gia Lai Real Estate — Including Former Binh Dinh, Quy Nhon Centre
Gia Lai now includes former Binh Dinh, with its administrative centre in Quy Nhon. Here is what to know when buying a home on the Quy Nhon coast or in the highland city of Pleiku.
Gia Lai after the reorganisation has a natural area of 21,576.53 km² and more than 3.58 million people, according to Resolution 202/2025/QH15. From 1 July 2025, the province merged with Binh Dinh, keeping the name Gia Lai, with 135 commune-level units (25 wards, 110 communes). The administrative and political centre is in Quy Nhon (former Binh Dinh); Pleiku is the major city in the west.
Why buyers look at Gia Lai real estate
- Two markets in one province. The east has Quy Nhon and the coast of former Binh Dinh; the west has the highland city of Pleiku in the Central Highlands. Buyers can choose a coastal home or a highland city home at different price levels.
- Quy Nhon – Pleiku Expressway. The route is about 125 km long with a total investment of VND 43,734 billion; construction started on 19 December 2025, with implementation planned until 2029. When finished, it will link the province's coast with its highlands.
- North–South expressway through the province. On 29 April 2026, the Quang Ngai – Hoai Nhon Expressway opened, connecting onward to the Hoai Nhon – Quy Nhon Expressway. Driving to Quang Ngai and Da Nang is more convenient.
- Quy Nhon beach tourism. Some buyers look for seaside apartments for holidays combined with renting out.
Rental income in a tourist area fluctuates by season. Factor in vacant months, and do not rely on a pre-promised profit figure.
What to check before you buy
- New administrative address: ward and commune names on the contract and certificate may differ from the former district, town and city names of Binh Dinh or Gia Lai. Ask for the new name before paying a deposit.
- Legal status of new projects: construction permit, approval to sell, bank guarantee for off-plan homes.
- Seaside tourist apartments: residential apartments and condotels have different land-use terms. If there is a leaseback programme, read carefully who operates it and how revenue is shared.
- Highland residential plots: check the land use purpose and planning for the exact plot; perennial-crop land is not residential land.
- Infrastructure still under construction: do not price as if the Quy Nhon – Pleiku Expressway were already open. Check the actual progress of each section.
