Hung Yen Real Estate — Including Former Thai Binh, Next to Hanoi
Hung Yen now includes former Thai Binh, stretching from the Hanoi boundary to the sea. Here is what to know when buying a home in the outskirts south-east of the capital.
Hung Yen after the reorganisation has a natural area of 2,514.81 km² and more than 3.56 million people, according to Resolution 202/2025/QH15. From 1 July 2025, the province merged with Thai Binh, keeping the name Hung Yen, with 104 commune-level units (11 wards, 93 communes). Former Hung Yen borders Hanoi, while former Thai Binh stretches out to the sea.
Why buyers look at Hung Yen real estate
- Next to Hanoi in the south-east. Former Hung Yen lies right next to Hanoi. Many people who work in Hanoi choose homes here to get more space and a more open environment within the same budget.
- Ring Road 4 – Capital Region. About 19.3 km of Ring Road 4 runs through Hung Yen. According to Vietnam+ (19 August 2026), the project is expected to be basically completed in 2026 and to operate from 2027.
- Ninh Binh – Hai Phong Expressway. On 12 May 2025, the section through former Nam Dinh and former Thai Binh started construction, about 60.9 km long, of which about 33.3 km runs through former Thai Binh. According to the plan, this section will be basically completed in 2027 and operate from 2028.
- Industrial parks. The province has many industrial parks in both former parts, creating rental demand from workers and specialists.
The completion milestones above are plans. Follow actual progress before building travel times into a purchase decision.
What to check before you buy
- New administrative address: commune and ward names on the contract and certificate may differ from the former district and town names of Hung Yen or Thai Binh. Ask for the new name before paying a deposit.
- Legal status of each sub-zone: large townships are built in several phases. Check the construction permit, approval to sell and bank guarantee for the exact sub-zone you are buying.
- Flooding and ground elevation: the Red River delta plain along the Red and Luoc rivers and the coastal area include many low-lying places. Ask about ground elevation, the drainage system and the flooding history of the access road.
- Actual travel time: try the trip at rush hour from the project to your workplace in Hanoi. Do not rely on roads that are not yet open.
- Amenities already in operation: whether the schools, markets and hospitals around the project are operating or only on the renderings.
