Bac Ninh Real Estate — Former Bac Giang, Industrial Parks
Bac Ninh now includes former Bac Giang and, from 20 September 2026, is a centrally governed city. Here is what to know when buying a home in an industrial region right next to Hanoi.
Bac Ninh after the reorganisation has a natural area of 4,718.60 km² and more than 3.6 million people, according to Resolution 202/2025/QH15. From 1 July 2025, the province merged with Bac Giang, keeping the name Bac Ninh. On 24 August 2026, the National Assembly approved the establishment of Bac Ninh City under the central government over the whole area and population of the province, effective 20 September 2026.
Why buyers look at Bac Ninh real estate
- Right next to Hanoi. Bac Ninh borders Hanoi, Hai Phong, Quang Ninh, Hung Yen, Lang Son and Thai Nguyen. Many people who work in Hanoi choose homes on the Bac Ninh side to get more space within the same budget.
- Ring Road 4 – Capital Region. About 35.7 km of Ring Road 4 runs through Bac Ninh. According to Vietnam+ (19 August 2026), the project is expected to be basically completed in 2026 and to operate from 2027. This is a planned milestone, so follow actual progress.
- Gia Binh Airport. Construction started on 10 December 2024 in the former Gia Binh area. Phase 1 is a specialised airport with a 1,500 m runway on about 125 ha, carried out by the Ministry of Public Security. Expansion into a passenger airport still depends on planning and investment progress.
- Industrial parks and expatriate specialists. Both former Bac Ninh and former Bac Giang have many industrial parks. Workers, engineers and foreign specialists create demand for apartments and homes to rent near their workplaces.
What to check before you buy
- New administrative address: there has been no district level since 1 July 2025, and Bac Ninh has been a city since 20 September 2026. Ward and commune names on the contract and certificate may differ from the former district or town names. Ask for the new name of the land before paying a deposit.
- Legal status of each sub-zone: large townships are built in several phases. Check the construction permit and approval to sell for the exact sub-zone you are buying.
- Distance to industrial parks: if you are buying to rent out, ask about the rent of similar occupied units, the number of people working in nearby industrial parks and the actual commuting time.
- Planning around the airport and new roads: homes near Gia Binh Airport or Ring Road 4 may face noise, height limits or fall within road-widening boundaries. Check planning information for the exact plot.
- Do not buy on "coming soon" news: airports and new roads take many years. Count only amenities already in operation when judging the price.
