Hoi An Real Estate — Old Town, Cua Dai Beach, An Bang
Hoi An is now 3 wards and the island commune of Tan Hiep in Da Nang City. If you are considering an old-town house, an apartment or a villa near Cua Dai or An Bang beach, this is what to know before buying.
Hoi An is no longer a separate city. From 1 July 2025, Quang Nam merged into Da Nang City, and the old town and coastal area of former Hoi An were divided into three wards, Hoi An, Hoi An Dong and Hoi An Tay, and the island commune of Tan Hiep (Cu Lao Cham). In 2024, Hoi An received an estimated more than 4.4 million visitors, including about 3.57 million international visitors.
Hoi An under the new boundaries
- Hoi An Ward: the old town, made up of former Minh An, Cam Pho, Son Phong, Cam Nam and Cam Kim Commune.
- Hoi An Dong Ward: made up of former Cam Chau, Cua Dai and Cam Thanh Commune, with Cua Dai Beach.
- Hoi An Tay Ward: made up of former Thanh Ha, Tan An, Cam An and Cam Ha Commune, with An Bang Beach.
- Tan Hiep Commune: Cu Lao Cham, unchanged.
- The northern coastal strip next to Hoi An (Dien Ngoc, Dien Duong and others, formerly in Dien Ban Town) is now Dien Ban Dong Ward.
Many resorts and beachfront villas are still advertised as "Hoi An" even though they are in Dien Ban Dong Ward. Check the new address on the contract.
Why buyers look at Hoi An real estate
- World Heritage. Hoi An Ancient Town was inscribed by UNESCO in 1999. This is the main reason international visitors make up most of the arrivals.
- Steady visitor numbers. In 2024, Hoi An's tourism sector was estimated at more than 4.4 million visitors, up 6.58% on the previous year, with revenue of about VND 5,231 billion (year-end estimate).
- Close to Da Nang Airport. From Da Nang International Airport to Hoi An is about 30 km, driving along the coastal route. Foreign visitors fly straight into Da Nang and reach Hoi An the same day.
- The coastline is being restored. A submerged breakwater of more than 2.3 km was completed in September 2024; Cua Dai Beach has been replenished with sand and is wide again. The next phase for the remaining 5.2 km of shoreline started in March 2025, planned to finish in 2026.
Rental homes in Hoi An depend on tourists, especially international visitors. In the flood season at the end of the year, visitor numbers and rents usually fall. Factor in the low-season months, and do not rely on a pre-promised level of return.
What to check before you buy
- Houses in the old town: houses in the heritage protection zone must follow the old-town management rules. Repairs, adding floors and changing the architecture are restricted. Ask clearly which zone the house is in and what you may do before paying a deposit.
- Annual flooding: the old town beside the Hoai and Thu Bon rivers floods almost every rainy season. In November 2025, the Hoai River overflowed onto Le Loi Street, and some homes had water inside for the third time that season. Check the ground elevation, the ground floor and where to put belongings when the water rises.
- Coastal erosion: the sea at Cua Dai has been eroding since 2014; in 2023, the Thinh My area (former Cam An) lost about 20 m of shoreline. For homes and resorts right by the sea, ask about the distance to the waterline and whether the embankment and submerged breakwater works are finished or still under way.
- Land type and ownership term: villas in resorts and tourist apartments (condotels) are usually on commercial and service land with a fixed term, different from freehold residential land. Ask clearly which type of certificate you will receive and the remaining term.
- Rental commitments: if there is a leaseback programme, read carefully who operates it, how revenue is shared, which costs are deducted and how long the commitment lasts. No level of return is certain.
- New administrative address: old certificates state the wards and communes of Hoi An City or Dien Ban Town, Quang Nam Province. New contracts should state the new ward name, with the old name alongside for cross-checking.
