Vung Tau Real Estate — Projects Distributed by HPR
Vung Tau is now four coastal wards of Ho Chi Minh City. If you are considering an apartment or townhouse near the beach here, here is what to know, with the project HPR advises on.
Vung Tau has belonged to Ho Chi Minh City since 1 July 2025 (former Ba Ria – Vung Tau Province). The former Vung Tau City now consists of four wards — Vung Tau, Tam Thang, Rach Dua and Phuoc Thang — and Long Son Commune; under the reorganisation proposal, the four wards cover about 95 km² with over 330,000 residents. Since the afternoon of 18 May 2026, the Bien Hoa – Vung Tau Expressway, about 54 km long, has been open along its whole length.
Why buyers look at Vung Tau real estate
- A beach right in the city. Vung Tau Ward (former wards 1–5, Thang Nhi and Thang Tam) has Back Beach (Bai Truoc), Bai Dau and the start of Bai Sau; Bai Sau stretches on into Rach Dua and Phuoc Thang wards. Over the 4-day 2 September 2025 holiday alone, Vung Tau Ward received over 230,600 visitors.
- Faster roads. The Bien Hoa – Vung Tau Expressway runs from Phuoc Tan Ward (Dong Nai City) to the National Highway 56 roundabout in Tam Long Ward. For now the route is open only to vehicles under 9 seats at 60–80 km/h, and connects to National Highway 51 into Vung Tau.
- A city with services in place. Schools, hospitals, markets and the passenger ferry terminal are all operating. Buyers can really live here, not just stay at weekends.
- Two kinds of rental demand. Tourists rent short-term at weekends and in holiday seasons; people working at the port, industrial zones and oil and gas rent long-term.
Tourists crowd in at weekends and in holiday seasons. On weekdays, short-term rents are much lower. Work out cash flow over the whole year, not over a few busy days.
What to check before you buy
- Land type and term of use: a residential apartment differs from a tourist apartment; an apartment hotel sits on commercial and service land with a fixed term. Ask clearly which type of certificate you will receive and the term of land use before paying a deposit.
- Project legal status: detailed plan, construction permit, document confirming eligibility to sell future homes, bank guarantee.
- Rental commitments: read carefully the operator, how revenue is shared, management fees and how long the commitment lasts. No one can guarantee room occupancy or returns in advance.
- Flooding and sea wind: ask about the flooding history of the road into the project in heavy rain and high tides; units right by the sea need to account for maintenance costs from salt wind.
- Infrastructure in place or in plan: the expressway is open but still limits vehicle types. Other infrastructure projects count in the price only once construction has started and there is a clear schedule.
- New administrative address: contracts and new certificates state Ho Chi Minh City and the new ward. Cross-check against the old numbered ward names in the project's documents.
How HPR can help
HPR distributes Blanca City — Sun Group's seaside city at Bai Sau, Rach Dua Ward and Phuoc Thang Ward; the project is in the list below. An HPR consultant will send price lists and current sales policies and help you compare a home to live in with one to rent out. You can read about how to choose a tourist or seaside holiday apartment, check a project's legal status, flooding and high tides when choosing a project and how to work out your home-buying cash flow. If you already have a home in Vung Tau to sell or rent out, see the rental consignment or apartment resale consignment services.
