Tam Dao Real Estate — Climate, Tourism, What to Check
Former Tam Dao District of Vinh Phuc is now the communes of Tam Dao, Dai Dinh and Dao Tru in the new Phu Tho Province. If you are considering a villa or a mountain holiday homestay, here is what to know before you pay a deposit.
Tam Dao belongs to the new Phu Tho Province, merged from Phu Tho, Vinh Phuc and Hoa Binh from 1 July 2025. The hill resort commonly called "Tam Dao Town" now belongs to Tam Dao Commune (former Tam Dao Town, Hop Chau Town, Ho Son Commune and Minh Quang Commune, Tam Dao District, Vinh Phuc). The Tam Dao National Tourist Area covers 10,723 ha and is about 80 km from Hanoi.
Tam Dao under the new boundaries
- Tam Dao Commune: the mountain resort, with the former district centre at Hop Chau and Ho Son and Minh Quang communes.
- Dai Dinh Commune: former Dai Dinh Town and Bo Ly Commune — the Tay Thien heritage site.
- Dao Tru Commune: former Dao Tru and Yen Duong communes, at the northern foot of the mountain.
- Tam Duong Bac Commune: former Tam Quan Commune of Tam Dao merged with two communes of Tam Duong District.
Land-use certificates issued before July 2025 state "Tam Dao District, Vinh Phuc Province". Neither this district nor this province appears in the new address.
Why buyers look at Tam Dao real estate
- Close to Hanoi, cool in summer. The resort sits at over 900 m. In summer the temperature is about 4–5°C lower than in Hanoi, with highs usually of 27–28°C. From Hanoi it is about 80 km along National Highway 2, National Highway 2B, then nearly 13 km of mountain pass.
- A national tourist area since 2022. The Ministry of Culture, Sports and Tourism recognised it on 25 January 2022. The area covers 10,723 ha, including the service sub-zone of Tam Dao National Park (5,399 ha), the foothills (4,561.5 ha), the Tay Thien heritage site (477.6 ha) and the Tam Dao tourist area (284.9 ha).
- Crowded at holidays and summer weekends. On 30 April – 1 May 2026, Tam Dao Commune received about 28,316 visitors, with the Tam Dao tourist area alone over 27 thousand. The road up the mountain has jammed at holidays.
- Little land on the mountain. The Tam Dao tourist sub-zone is only about 285 ha, surrounded by national park forest. Holiday houses and villas on the mountain are therefore limited.
Visitors to Tam Dao concentrate in summer and at weekends. Winter is often cloudy and foggy, and weekdays are much quieter. Work out rental income over the whole year, including the quiet months.
What to check before you buy
- National park boundary: Tam Dao National Park is special-use forest, and construction is restricted. Before paying a deposit, check the plot against the national park boundary and the planning of the National Tourist Area.
- Unpermitted or non-compliant works: in 2020, the Ministry of Construction Inspectorate asked for inspection and handling of violating works in Tam Dao Town; the district identified 15 violating works in the centre (over-height, no permit). Homestays in hamlets 1 and 2 have works built on farmland, garden land and forestry land. Ask for the construction permit and completion record of the property you plan to buy.
- Agricultural land and plot splitting at the foot of the mountain: garden land and production forest land in the foothill communes is often advertised as "mountain view". Ask clearly about the land-use purpose on the certificate, whether the plot has its own certificate and whether it can be converted to residential land.
- Houses on steep hills: ask about foundation design, retaining walls and drainage. Check the plot against the commune's landslide warning map, and avoid sites right by slopes or stream gullies.
- The mountain pass road: nearly 13 km of pass road is the main way up. Heavy rain and fog affect travel and visitor numbers.
- Resort villas and hotels: ask about the land type (long-term residential land or commercial and service land with a fixed term), the land-use term and who operates. For rental commitments, read carefully how revenue is shared, which costs are deducted and the length of the commitment. No level of return is certain.
- New administrative address: contracts should state the new commune in Phu Tho Province, with the old name on the certificate alongside for cross-checking.
How HPR can help
HPR does not currently distribute any project in Tam Dao. HPR consultants still advise when you consider buying a guesthouse or villa here, and accept consignments to sell or rent out your holiday property. You can read about how to check a project's legal status, reading infrastructure and prices by progress, working out gross and net rental yield and how to work out your home-buying cash flow. If you have a property to rent out or resell, see the rental consignment and resale consignment services. General information about the province is on the Phu Tho real estate page.
