Ha Giang Real Estate — Stone Plateau, Homestays, What to Know
The former Ha Giang area — Ha Giang City and the Dong Van Karst Plateau — now belongs to Tuyen Quang Province. If you are considering a house, land or a homestay here, here is what to know before you commit money.
Ha Giang now belongs to Tuyen Quang Province, after the two provinces of Ha Giang and Tuyen Quang merged on 1 July 2025. This page covers the former Ha Giang area: former Ha Giang City is now mainly two wards, Ha Giang 1 and Ha Giang 2; the Dong Van Karst Plateau now consists of the communes of Dong Van, Meo Vac, Yen Minh, Quan Ba and many neighbouring communes. In 2024, the former Ha Giang Province received 3.286 million visitors, up 8.8% on 2023.
Ha Giang under the new boundaries
- Ha Giang 1 and Ha Giang 2 wards: the central urban area of former Ha Giang City, on both sides of the Lo River. Ha Giang 2 Ward also includes former Phong Quang Commune (Vi Xuyen District).
- Ngoc Duong Commune: made up of former Ngoc Duong Commune (Ha Giang City) and former Yen Dinh Commune (Bac Me District).
- Dong Van Commune: former Dong Van Town together with neighbouring communes, including former Pai Lung Commune — home to Ma Pi Leng Pass.
- Meo Vac, Yen Minh and Quan Ba communes: formed mainly from the former district-seat towns of the same name (Meo Vac, Yen Minh, Tam Son) and the communes around them.
- Other communes on the stone plateau: Lung Cu, Sa Phin, Pho Bang, Son Vi, Khau Vai and others, each merged from two to four former communes.
Why buyers look at Ha Giang real estate
- Steadily growing visitor numbers. The former Ha Giang Province received over 3 million visitors in 2023 and 3.286 million in 2024, with tourism revenue estimated at over VND 8,100 billion. These figures cover the whole former province, not only the plateau.
- UNESCO Global Geopark. The Dong Van Karst Plateau has been recognised by UNESCO since 2010, spread over the four former districts of Quan Ba, Yen Minh, Dong Van and Meo Vac. In December 2025, it received the World Travel Awards title "World's Leading Cultural Destination 2025".
- Climate and scenery. The cool highlands, the buckwheat flower season and the ripe rice season in the western districts draw visitors by season. Homestays and guesthouses are the common property type.
- Expressway under construction. The section of the Tuyen Quang – Ha Giang Expressway through former Ha Giang, 27.48 km long, technically opened on 19 December 2025, to the south, not yet reaching Ha Giang ward. The section through former Tuyen Quang reached 78.38% of construction volume as of 21 October 2026; some packages have asked to extend to 31 December 2026. Once the whole route is connected, the road up from Hanoi will be faster, but follow the actual opening dates.
What to check before you buy
- Land type on the certificate: most of the mountain area is agricultural and forest land. Only residential land may be built on. Ask clearly whether the plot can be converted.
- Land allocated under policy to ethnic minority communities: under the 2024 Land Law, this type of land has restricted transfer. An outside buyer may not be able to register the transfer.
- Geopark core zone: the new regulation of the Tuyen Quang People's Committee, effective from 10 May 2026, divides the area into core, buffer and transition zones; the core zone is strictly protected, and activities that change the landscape are banned. Ask the Geopark Management Board and the commune People's Committee which zone the plot lies in, what can be built and how high.
- Landslides and flash floods: rocky mountain terrain and steep pass roads. Check the plot against the commune's warning map, and avoid plots by streams, at the foot of slopes or on freshly levelled hillsides.
- Homestays and guesthouses: to run accommodation you need a business registration, fire safety compliance and compliance with tourist accommodation rules. Ask whether the property for sale already has these papers.
- Low season and rental commitments: visitors come up to the plateau for the flower and rice seasons; the rainy season and the cold winter bring fewer. Read carefully who operates and how revenue is shared. No level of return is certain.
- New administrative address: old certificates state the districts and communes of Ha Giang Province. New contracts should state the new commune or ward name in Tuyen Quang Province, with the old name alongside for cross-checking.
How HPR can help
HPR does not currently distribute any project in Ha Giang. HPR consultants still advise, help you read the legal papers of a plot or house, and accept consignments to sell or rent out your holiday property. You can read about how to check a project's legal status, infrastructure and prices: reading progress so you are not fooled by inflated prices, gross and net rental yield and how to work out your home-buying cash flow. If you have a property in Ha Giang to sell or rent out, see the rental consignment or apartment resale consignment services. General information about the province is on the Tuyen Quang real estate page.
