Bao Loc Real Estate — What to Know Before You Buy
Bao Loc is now four wards of the new Lam Dong Province, between Ho Chi Minh City and Da Lat. If you are considering a garden house, a holiday home or land to live on, here is what to know before you pay a deposit.
Bao Loc belongs to the new Lam Dong Province, merged with Binh Thuan and Dak Nong from 1 July 2025. Former Bao Loc City is now four wards: Ward 1 Bao Loc, Ward 2 Bao Loc, Ward 3 Bao Loc and B'Lao. Bao Loc lies on National Highway 20, about 190 km from Ho Chi Minh City and about 110 km from Da Lat.
Bao Loc under the new boundaries
- Ward 1 Bao Loc: made up of former Ward 1, Loc Phat Ward and Loc Thanh Commune.
- Ward 2 Bao Loc: made up of former Ward 2, Dam Bri Commune (the Dambri Waterfall area) and Loc Tan Commune (former Bao Lam District).
- Ward 3 Bao Loc: made up of former Loc Tien Ward and Loc Chau and Dai Lao communes.
- B'Lao Ward: made up of former B'Lao Ward, Loc Son Ward and Loc Nga Commune.
Why buyers look at Bao Loc real estate
- Cool, and closer to Ho Chi Minh City than Da Lat. Bao Loc sits at an average altitude of 800–1,000 m with a mild climate all year. It is a stop on the way up to Da Lat, about 110 km shorter by car.
- Tea, coffee and silk country. According to 2022 figures, Bao Loc has about 2,622 ha of tea, over 30,000 tonnes of fresh tea buds a year, over 600 ha of mulberry and about 1,000 tonnes of silk a year. Coffee is also a strong local product. Many people buy garden houses or land with a garden to live in or as a weekend retreat.
- A resort-city direction. Bao Loc is gradually moving towards a resort city, with tea hills and Dambri Waterfall to draw visitors.
- Expressways through Bao Loc are under construction. The Tan Phu – Bao Loc Expressway is about 66 km long (55 km in Lam Dong) and started in late 2025. The Bao Loc – Lien Khuong Expressway, about 73.62 km, is at site clearance, with 471 of 621 ha handed over. There is no official completion date yet.
- Lien Khuong Airport has reopened. The airport reopened on 19 August 2026 after a VND 1,032 billion runway upgrade.
Holiday homes and homestays in Bao Loc mainly host weekend and holiday guests. Allow for quiet weekdays, and do not rely on a pre-promised level of return.
What to check before you buy
- Agricultural land and plot splitting: many plots for sale in Bao Loc were tea hills or coffee gardens. Check the land-use purpose of the exact plot, which part is residential land and which is crop land. Do not buy a "pre-divided" plot that has not been legally split.
- Forest land and planning: ask the local land authority about the land-use plan, especially for plots next to forest or next to the expressway corridor under construction.
- Steep hills and landslides: on the afternoon of 30 July 2023, a landslide on Bao Loc Pass near Madagui traffic police station killed 4 people and blocked National Highway 20 for nearly 48 hours. On the night of 7 October 2026, earth and rock from the slope again spilled onto the pass at Km104+900. Houses on steep hills need a construction permit, retaining walls and clear drainage.
- Roads in the rainy season: Bao Loc Pass is the main route up from Ho Chi Minh City. When the pass is blocked, vehicles must detour. Factor this in if you plan to travel weekly.
- Do not price in an unfinished expressway: the expressway has no opening date. Check actual progress and interchange locations before paying extra for a "near the expressway" promise.
- Homestays and rental homes: check the accommodation business licence and fire safety. Read any leaseback commitment carefully: who operates, how revenue is shared, how long the commitment lasts.
- New administrative address: old certificates state the wards and communes of Bao Loc City (or Bao Lam District for Loc Tan Commune). New contracts should state the new ward name, with the old name alongside for cross-checking.
