Lam Dong Real Estate — Including Former Binh Thuan, Dak Nong
Lam Dong now includes former Binh Thuan and Dak Nong — the largest province in the country, with both Da Lat and Phan Thiet beach. Here is what to know when buying a home here.
Lam Dong after the reorganisation has a natural area of 24,233.07 km² — the largest in the country — and more than 3.87 million people, according to Resolution 202/2025/QH15. From 1 July 2025, the province merged with Binh Thuan and Dak Nong, keeping the name Lam Dong, with 124 commune-level units (20 wards, 103 communes, 1 special zone). The centre is in Da Lat; Phan Thiet (former Binh Thuan) and Gia Nghia (former Dak Nong) now both belong to Lam Dong.
Why buyers look at Lam Dong real estate
- Three regions, three kinds of home. Da Lat and Bao Loc on the plateau; Phan Thiet and Mui Ne on the coast; Gia Nghia in the former Dak Nong area. Buyers choose a holiday home, a home to live in or a rental home depending on the region.
- The expressway to Phan Thiet beach is running. Since 29 April 2023, the Dau Giay – Phan Thiet and Vinh Hao – Phan Thiet expressways have been open, forming a continuous expressway axis of about 260 km linking Ho Chi Minh City with the South Central Coast.
- The expressway up to Da Lat is under construction. Tan Phu – Bao Loc is about 66 km long (55 km through Lam Dong), with construction started at the end of 2025; Bao Loc – Lien Khuong is about 73.62 km long. When finished, the drive from Ho Chi Minh City up to Da Lat will be shorter.
- Year-round tourism. Da Lat and Phan Thiet – Mui Ne are both familiar destinations for visitors from the south; many people look for homes for holidays combined with renting out.
Rental income from homestays and tourist apartments fluctuates by season. Factor in the low-season months, and do not rely on a pre-promised profit figure.
What to check before you buy
- New administrative address: ward and commune names on the contract and certificate may differ from the former district and city names of Lam Dong, Binh Thuan or Dak Nong. Ask for the new name before paying a deposit.
- Agricultural and forest land: the highlands have a lot of crop and forest land. Check the land use purpose and planning for the exact plot; do not buy subdivided land that has not been legally split into separate plots.
- Building on steep hills: ask about the construction permit, landslide risk and the access road in the rainy season.
- Seaside tourist apartments: residential apartments and condotels have different land-use terms. Read the leaseback contract carefully if there is one.
- Infrastructure still under construction: do not price as if the expressway up to Da Lat were already open. Check the actual progress of each section.
