Cam Ranh – Bai Dai Real Estate — Beach Near Cam Ranh Airport

Bai Dai and Cam Ranh sit next to Cam Ranh International Airport, south of Nha Trang. If you are considering a villa, resort apartment or residential land here, this is what to know before buying.

Bai Dai is a long beach north of Cam Ranh International Airport, in Khanh Hoa Province. From 1 July 2025, most of Bai Dai (the former Cam Hai Dong and Cam Hai Tay communes of former Cam Lam District) belongs to Cam Lam Commune; former Cam Ranh City is now the wards of Bac Cam Ranh, Cam Ranh, Cam Linh and Ba Ngoi and Nam Cam Ranh Commune. In 2025, Cam Ranh Airport served about 7.2 million passengers.

Cam Ranh – Bai Dai under the new boundaries

  • Cam Lam Commune: former Cam Duc Town and Cam Hai Dong, Cam Hai Tay and Cam Thanh Bac communes — most of the Bai Dai strip and the planned Cam Lam new city.
  • Bac Cam Ranh Ward: former Cam Nghia, Cam Phuc Bac and Cam Thanh Nam Commune — the airport area, north of Cam Ranh Bay.
  • Cam Ranh, Cam Linh and Ba Ngoi wards: the centre of former Cam Ranh City and Ba Ngoi Port.
  • Nam Cam Ranh Commune: former Cam Lap, Cam Binh, Cam Thinh Dong and Cam Thinh Tay — the peninsula south of the bay, near Binh Ba Island.

Why buyers look at Cam Ranh – Bai Dai real estate

  • Right next to an international airport. From Bai Dai, passengers flying into Cam Ranh are only minutes from the resorts. Under the approved plan, the airport will raise its capacity to 19 million passengers a year by 2030 and add a 3,350 m runway. This is a plan.
  • Cam Lam new city (planned). In March 2024, the Prime Minister approved the master plan for Cam Lam new city to 2045, with an "airport city" orientation and an expected population of about 770,000. Most of this area has not yet been built.
  • Expressways already open. The Nha Trang – Cam Lam Expressway (49.1 km) has operated since May 2023, followed by the Cam Lam – Vinh Hao Expressway (78.5 km) since April 2024. Driving to Nha Trang or south is faster.
  • A long beach with few residents. Resorts and beachfront villas here are separate from crowded urban areas, suiting people looking for a holiday home.

Airport passengers in 2025 (about 7.2 million) were still lower than in 2019 (about 9.75 million). Rental income from resort units depends heavily on international visitors and the operator. Factor in vacant months, and do not rely on a pre-promised level of return.

What to check before you buy

  • Delayed projects and violations: by 2019, Bai Dai had 41 licensed projects but only 4 were completed; the province once directed a review to revoke 31 projects. At the end of 2025, the Government Inspectorate concluded violations in 7 real estate and tourism projects in Khanh Hoa, including a project on the north of the Cam Ranh peninsula. Check that the project is still valid and whether it has been inspected or adjusted.
  • Land type and ownership term: most villas and apartments in Bai Dai resorts are on commercial and service land with a fixed term, different from freehold residential land. Ask clearly about the type of certificate and the remaining term.
  • Cam Lam urban planning: the newly approved master plan, and sub-zone and detailed plans, may change land use. Get planning information for the exact plot before paying a deposit; do not price it as if the township were already built.
  • Rental and operating commitments: read carefully who operates, how revenue is shared, which costs are deducted, how long the commitment lasts, and what happens if the operator withdraws. No level of return is certain.
  • Storms, floods and sea wind: in 2025, Khanh Hoa suffered 4 major floods in November, with damage of about VND 6,058 billion. For beachfront units, ask about ground elevation, distance to the waterline and maintenance costs from salt wind.
  • New administrative address: old certificates state Cam Lam District or Cam Ranh City. New contracts should state the new commune or ward name, with the old name alongside.
