Can Gio Real Estate — Projects Distributed by HPR
Can Gio is the coastal area south of Ho Chi Minh City, now made up of four communes. The Can Gio Bridge and a reclaimed-land city are under construction. Here is what to know, with the project HPR advises on.
Can Gio is the coastal area south of Ho Chi Minh City, on Ganh Rai Bay opposite Vung Tau. From 1 July 2025, the former Can Gio District became four communes: Can Gio (former Can Thanh Township and Long Hoa Commune), Binh Khanh, An Thoi Dong and Thanh An. On the morning of 15 January 2026, the Can Gio Bridge, about 6.3 km long with capital of over VND 13,200 billion, broke ground to replace the Binh Khanh ferry.
Why buyers look at Can Gio real estate
- A bridge to replace the ferry. The Can Gio Bridge has 6 lanes, and its main span over the Soai Rap River is nearly 3 km long, linking Nha Be Commune with Binh Khanh Commune. According to plan, construction runs from 2026 to 2029 — for now you still have to take the Binh Khanh ferry.
- High-speed railway under construction. The Ben Thanh – Can Gio line broke ground at the end of 2025, with a target of cutting the trip from the city centre to about 13 minutes once in operation.
- The sea-crossing road to Vung Tau is a plan. The route is over 14 km long across Ganh Rai Bay, with capital of about VND 104,410 billion arranged by the investor; according to plan it will be completed in Q2 2029.
- A large-scale reclaimed-land city. The 2,870 ha reclaimed-land tourist city in Can Gio Commune started on 19 April 2025. It is a long-term project built in several phases.
- Mangrove forest. The Can Gio mangrove forest was recognised by UNESCO as a World Biosphere Reserve in 2000 — fresh air and year-round ecotourism.
Most of the major infrastructure is not finished. Prices today already factor in expectations of the bridge and railway; if progress slips, the wait may be longer than you think.
What to check before you buy
- Project legal status: land allocation decision, construction permit, document confirming eligibility to sell future homes, bank guarantee. For a reclaimed-land project, ask clearly which land has already been formed and allocated.
- Land type and term of use: long-term housing differs from tourist apartments and hotels on commercial and service land with a fixed term. Ask which type of certificate you will receive.
- Tides, flooding, erosion: Can Gio is low-lying with many rivers and canals. Ask about the project's ground elevation, dykes, embankments and drainage, and about the access road.
- Protection forest planning: most of the area is mangrove forest and conservation zone. Check the planning for the exact plot; do not buy subdivided land that has not been legally separated into plots.
- Real infrastructure progress: follow the bridge and railway by construction milestone, not by rendering. Budget for travel costs by ferry until the bridge is finished.
- New administrative address: contracts and new certificates state Can Gio Commune / Binh Khanh Commune…; cross-check against the old commune and township names in the project's documents.
How HPR can help
HPR distributes Vinhomes Green Paradise — Vingroup's reclaimed-land city in Can Gio Commune; the project is in the list below. An HPR consultant will send price lists and current sales policies and help you compare sub-zones and payment plans. You can read about how to check a project's legal status, flooding and high tides when choosing a project, reading infrastructure progress without being misled by inflated prices and how to work out your home-buying cash flow. If you already have a home in Can Gio to sell or rent out, see the rental consignment or apartment resale consignment services.
