Dak Lak Real Estate — Including Former Phu Yen
Dak Lak now includes former Phu Yen, stretching from Buon Ma Thuot to the sea at Tuy Hoa. Here is what to know when buying a home here.
Dak Lak after the reorganisation has a natural area of 18,096.40 km², the third largest in the country, and more than 3.34 million people, according to Resolution 202/2025/QH15. From 1 July 2025, the province merged with Phu Yen, keeping the name Dak Lak, with 102 commune-level units (14 wards, 88 communes). The administrative and political centre remains in Buon Ma Thuot; Tuy Hoa (former Phu Yen) is the province's coastal city.
Why buyers look at Dak Lak real estate
- A Central Highlands province with a coast. After the merger, Dak Lak has both the highland plateau around Buon Ma Thuot and the coastline of former Phu Yen. Buyers can choose a home in a highland city or by the sea.
- Khanh Hoa – Buon Ma Thuot Expressway. The route is nearly 120 km long, with a total investment of nearly VND 22,000 billion. On 19 December 2025, the section through Dak Lak of about 48 km (Ea Kar – Ea Knuec) and the first 20 km on the Khanh Hoa side opened for technical traffic. When the whole route opens, the Khanh Hoa – Dak Lak distance will fall from nearly 200 km to about 117 km.
- Owner-occupier demand. With more than 3.34 million people, most buyers purchase to live in. Buon Ma Thuot is the central city of the Central Highlands region.
New infrastructure speeds up travel but does not by itself raise home prices. Compare asking prices with actual transaction prices around the area.
What to check before you buy
- New administrative address: ward and commune names on the contract and certificate may differ from the former district, town and city names of Dak Lak or Phu Yen. Ask for the new name before paying a deposit.
- Residential plots and garden land: the highlands have a lot of perennial-crop land. Check the land use purpose and planning for the exact plot; garden land is not residential land.
- Legal status of new projects: construction permit, approval to sell, bank guarantee for off-plan homes.
- Coastal rain and floods: the former Tuy Hoa area has a storm and rainy season. Ask about ground elevation and the flooding history of the access road.
- Actual travel time: do not calculate it on expressway sections that are not yet open. Try the trip from the home to your workplace before deciding.
