Vinh Long Real Estate — Ben Tre, Tra Vinh, Key Points
From 1 July 2025, Vinh Long includes former Ben Tre and Tra Vinh, lying between the Tien and Hau rivers. Here is what to know before buying a home in Vinh Long.
From 1 July 2025, Vinh Long Province combines former Vinh Long, Ben Tre and Tra Vinh: an area of 6,296.20 km², nearly 4.3 million people and 124 wards and communes (19 wards, 105 communes), according to Resolution 202/2025/QH15 and the list after the reorganisation. The political and administrative centre remains in former Vinh Long. The district level no longer exists; former Vinh Long City, Ben Tre City and Tra Vinh City are now divided into new wards and communes.
Why buyers look at Vinh Long real estate
- On the expressway axis to Ho Chi Minh City. My Thuan 2 Bridge and the My Thuan – Can Tho Expressway (about 23 km) were inaugurated on 24 December 2023, passing through former Vinh Long and connecting the expressway from Ho Chi Minh City to Can Tho.
- Rach Mieu 2 Bridge. The bridge crosses the Tien River linking Dong Thap (former Tien Giang) with Vinh Long (former Ben Tre) and was inaugurated on 19 August 2025. The project is 17.6 km long, with over VND 6,800 billion of state budget capital, and relieves traffic on the existing Rach Mieu Bridge.
- Dai Ngai 2 Bridge. The 862 m bridge links National Highway 54 at Tieu Can Commune (former Tra Vinh) with Cu Lao Dung Commune (Can Tho City) and is expected to open from 30 April 2026, replacing the ferry. In the first phase it does not admit trucks or coaches of 16 or more seats.
- Three former provincial cities. Former Vinh Long, Ben Tre and Tra Vinh all have schools, hospitals and large markets. Demand for housing and shop-houses is concentrated around these three cities and along the national highways.
New bridges shorten journeys, but land prices near bridge approaches have often already risen on the news. Compare prices with similar homes already sold in the area before deciding.
What to check before you buy
- New administrative address: ward and commune names on the contract and certificate may differ from former Vinh Long City, Ben Tre, Tra Vinh or the old districts. Ask for the new name before paying a deposit.
- Tidal flooding and riverbank erosion: areas along the Tien and Hau rivers and the river islands include places with erosion and flooding at high tide. Ask about ground elevation, bank embankments and the flooding history of the house and the access road.
- Domestic water in the dry season: former Ben Tre and Tra Vinh along the coast suffer saltwater intrusion in the dry season. Ask whether the house uses tap water or well water, and whether supply is interrupted during drought and salinity.
- Residential plots and subdivisions: check whether the plot already has its own certificate, whether it has been converted from garden or rice land to residential land, and whether infrastructure has been handed over to the local authority.
- Legal status of new projects: construction permit, approval to sell, bank guarantee for off-plan homes.
