Cao Bang Real Estate — Location, Infrastructure, Planning

Cao Bang is a northern border province, adjoining Guangxi (China). It is one of the 11 provinces whose boundaries were unchanged in the 2025 provincial-level reorganisation. From 1 July 2025, the province has 56 communes and wards; its centre is Thuc Phan Ward (made up of the former Song Hien, De Tham and Hop Giang wards of Cao Bang City).

Why buyers look at Cao Bang real estate

• Scale. Cao Bang covers about 6,700 km². After the commune-level reorganisation, the province has 53 communes and 3 wards: Thuc Phan, Nung Tri Cao and Tan Giang. Urban property is concentrated in these three wards.
• Dong Dang – Tra Linh Expressway. The route is more than 121 km long, linking Lang Son with Cao Bang, and construction started on 1 January 2024. According to the plan, the Dong Dang – Dong Khe section (62 km) will operate under controlled access before 31 December 2026, and phase 1 will officially operate before 30 April 2027. This is a plan, so follow the actual milestones.
• Tra Linh international border gate. The Tra Linh – Long Bang border gate pair was announced for upgrade to an international border gate on 28 December 2023. The provincial plan sets a direction of developing a border-gate economic zone and logistics centre.
• Tourism. The provincial plan for 2021–2030 (Decision 1486/QD-TTg of 24 November 2023) identifies tourism as a spearhead sector, tied to the Non Nuoc Cao Bang UNESCO Global Geopark, Ban Gioc Waterfall and Pac Bo.

Cao Bang's property market is small, with transactions mainly in townhouses, residential land in the central wards and land near tourist sites. Land prices near the expressway often reflect expectations before the road is finished, so compare with actual transaction prices in the area.

What to check before you buy

• Land use purpose: many plots are agricultural or forest land. Ask clearly whether the plot is residential land and whether it can be converted.
• Land allocated under policy to ethnic minority households: under the 2024 Land Law, transfers of this type of land are restricted.
• Expressway corridor and resettlement areas: land near the Dong Dang – Tra Linh route may fall within service roads or site clearance. Check the land use plan before paying a deposit.
• Landslides and floods: the terrain is limestone mountains with many steep passes. Ask about the landslide history of the access road and the plot's location.
• New administrative address: ward and commune names on the contract may differ from the former district or city names on the certificate.
