Tuyen Quang is a northern mountain province, bordering China. From 1 July 2025, the province merged with Ha Giang, keeping the name Tuyen Quang. The administrative centre is in Minh Xuan Ward (former Tuyen Quang City). The province now has 124 communes and wards, including 7 wards.
Why buyers look at Tuyen Quang real estate
- Scale after the merger. Under Resolution 202/2025/QH15, Tuyen Quang has a natural area of 13,795.50 km² and a population of more than 1.86 million. The province has about 272 km of border with China and the Thanh Thuy international border gate (former Ha Giang).
- Expressway to Hanoi. The Tuyen Quang – Phu Tho Expressway has been completed, connecting to the Noi Bai – Lao Cai Expressway. Driving to Hanoi is more convenient than before for people living in the central wards.
- Tuyen Quang – Ha Giang Expressway. The section through former Ha Giang, 27.48 km long, opened for technical traffic on 19 December 2025. The section through former Tuyen Quang, about 77 km long, had reached 78.38% of the construction volume by 21 October 2026; some packages have requested an extension to 31 December 2026. Follow the actual opening date.
- Tourism and border-gate economy. The province focuses on tourism at Tan Trao, Na Hang – Lam Binh and the Dong Van Karst Plateau, with a target of about 6 million visitors by 2030. Thanh Thuy border-gate economic zone is directed to become a trade and logistics centre.
The Tuyen Quang Provincial Plan for 2021–2030 (Decision 325/QD-TTg of 30 March 2023) was drawn up before the merger. The plan for the new province is being adjusted, so check the latest land use plan of the commune or ward where you intend to buy.
What to check before you buy
- Land use purpose on the certificate: the province has a very large area of forest and forestry land. Residential land, agricultural land and production forest land carry different rights. Ask clearly whether the plot can be converted.
- Land allocated under policy to ethnic minority households: under the 2024 Land Law, transfers of this type of land are restricted. Outside buyers may not be able to register the transfer.
- Landslides and flash floods: the terrain is steep hills. Check the plot against the commune's hazard-warning map, and ask about the landslide history of the access road.
- Route corridors: land near the expressway under construction may fall within site clearance or service roads. Check the plan before paying a deposit.
- New administrative address: commune and ward names on the contract and certificate may differ from the former district names of Ha Giang and Tuyen Quang.
