Apartment interior finishing costs: price ranges by area and 3 finishing levels
According to a 2026 quotation from one contractor, a 2-bedroom apartment of 60–75 m² costs about VND 250–400 million at standard level and about VND 400–650 million at a higher level. These are reference ranges, not fixed unit prices; two apartments of the same area can differ by hundreds of millions of VND because of different handover condition and materials.
Apartment interior finishing costs — by area, by level and by room
The figures are rounded reference quotations from interior contractors (sources at the end), not official statistics and not an HPR quotation. Updated 24 October 2026.
"How much does an apartment interior cost?" has no single answer, because the price depends on four things: the handover condition, the scope of work (loose furniture only, or also floor, ceiling, plumbing and electrics), the materials and the share of custom-built furniture. This article gives you a framework of numbers to plan a budget before asking for quotations.
1. Price ranges by area
According to Cộng Design (2026 quotation, for reference only):
| Apartment type | Basic / standard level | Upgraded / higher level |
|---|---|---|
| Studio, 1 bedroom 40–50 m² | VND 150–200 million | VND 220–280 million |
| 2 bedrooms 60–75 m² | VND 250–400 million | VND 400–650 million |
| 3 bedrooms 80–100 m² or more | VND 350–500 million | VND 500–750 million |
The same source says to fix the price after a site survey and agreement on the bill of quantities (BOQ), rather than applying a fixed unit price per m².
2. Three finishing levels for a 70 m² apartment
According to BlackAmber Studio (2026 quotation):
| Level | Price range | Materials and style |
|---|---|---|
| Basic | about VND 120–180 million | Melamine-faced MDF, simple design, few decorative items |
| Mid | about VND 180–300 million | Moisture-resistant MDF with laminate or acrylic, modern design; the source calls this the most common level |
| High | about VND 300–500 million or more | Natural wood or veneer, custom design, heavy spending on lighting and decoration |
This source notes that materials can change the total cost by 30–50%, and that neoclassical style is usually more expensive than modern. Some figures in their article do not fully match the totals, so treat this as an estimating framework.
3. Costs by room (70 m² apartment)
| Area | Price range (BlackAmber) |
|---|---|
| Living room | VND 15–50 million |
| Kitchen | VND 25–70 million |
| Two bedrooms | VND 30–100 million |
| Shoe cabinet, curtains, lights, decoration | VND 10–40 million |
Adding these ranges does not equal the totals of the levels in section 2, because section 2 usually also includes construction, design and contingencies. When you receive a quotation, ask exactly what it includes.
4. Why two apartments of the same area differ so much
- Shell or finished unit: a shell unit needs extra floors, ceilings, paint and sanitary work (see shell or finished handover).
- Custom-built or ready-made furniture: Cộng Design gives examples: a 51 m² apartment at about VND 239 million with many custom cabinets, a 65 m² apartment at about VND 480 million when the layout is changed and concealed doors are made, and a 68 m² apartment at about VND 550 million with major renovation and premium materials.
- Contractor: a contractor with its own workshop is usually cheaper than an intermediary (per BlackAmber).
- Buying in phases: do the essentials first (bed, wardrobe, kitchen), and leave decoration and upgrades for later.
5. How to read a quotation
Cộng Design suggests that a valid quotation should have six items for each line: name, size and quantity, core material, surface finish, accessories and brand, and what is included / excluded. Without these, a low total may simply mean missing items.
Checklist when asking for a quotation:
- Ask for a detailed bill of quantities, not just a total.
- Ask whether the quotation includes design, transport, installation, plumbing and electrics.
- Ask for material samples and write the exact type and thickness into the contract.
- Split payments by progress, and hold back part for the warranty.
- Ask how extra costs are calculated and who approves them.
- Ask about the warranty for each item: cabinets, flooring, equipment.
6. Budgeting the total cost of buying a unit
Interior cost is only one part. Also add the costs beyond the sale price (costs beyond an apartment's sale price) and check your cash flow (calculating home-buying cash flow).
Note: this article does not recommend any contractor and does not commit to any price. Real prices always come from the bill of quantities you receive.
