Interest up 1–3%: how far can rental apartment cash flow stand it

Reference example: a 4 billion VND unit with a 2 billion loan over 25 years, rented at 11 million VND/month, you top up about 12.1 million VND each month at 11% a year. If the rate rises 1 percentage point you top up about 13.6 million, and 3 points about 16.6 million — nearly 54 million VND more per year.

How rental apartment cash flow changes when interest rates rise

Basis: Circular 39/2016/TT-NHNN on lending activities (Article 13 clause 5 — adjustable interest rates; Article 14 — early repayment fees; Article 23 — content of loan agreements); the State Bank's June 2026 interest rate report; VARS-IRE survey Q2/2026, DKRA August 2026, Avison Young Q3/2026 · Updated 24 October 2026.

With Ho Chi Minh City rental yields of about 2–3% a year and home loan interest above 10% a year, an apartment bought with a 50% loan almost never pays its own debt in any scenario. The practical question is not "can it cope" but "how much do you top up each month, and for how long can you if the rate rises another 1–3 points". This article works out those figures.

Current home loan interest (to October 2026)

  • State Bank of Vietnam (June 2026 report, reported by the Economic and Finance Magazine on 22 July 2026): the average VND lending rate of state-owned and joint-stock commercial banks is 8.1–10.5% a year; the policy rate was left unchanged.
  • VARS-IRE survey Q2/2026 at 10 banks: promotional rates commonly 8.5–11% a year, usually for 6–12 months; afterwards calculated as a base rate plus a margin of about 3.3–3.5%, equal to 13–15% a year.
  • DKRA Consulting, August 2026: fixed rates for 12–24 months at 11 banks are commonly 10.9% a year.
  • Individual banks (Nha Dau Tu, 28 August 2026): BIDV's "First Home" programme from 9.5% a year for 12 months or 10% a year for 18 months, with fixed-rate tiers by term of 9.7–13.5% a year; Vietcombank from about 9.6% a year; VietinBank 24-month fixed above 12% a year. From 24 August 2026, Vietcombank has a 20,000 billion VND package cutting up to 1% a year from the ordinary real estate lending rate, only for homes that already have a certificate, until 31 March 2027.

Techcombank's home loan rate schedule for commercial homes has not been seen published by term — ask the branch directly. Actual rates depend on your profile and the timing; see also home loan rates above 10% a year.

The monthly net cash-flow formula

Net cash flow = rent actually received − operating costs − loan repayment (principal + interest).

  • Rent actually received: after deducting vacant months between two leases — allow at least 1 month a year.
  • Operating costs: management fees paid by the owner, brokerage fee each time you find a tenant, repairs, rental tax (an individual with total rental revenue of 1 billion VND a year or less does not have to pay — details in gross and net rental yield).
  • Loan repayment: with a floating rate, this is the part that changes when the bank adjusts the rate.

Principal repayment is not a lost cost — it is money accumulating in the home. But it is still cash you must have each month, so it still counts in cash flow.

A 3-scenario table: borrowing 2 billion VND over 25 years

Reference example, assuming: a 4 billion VND apartment, a 2 billion loan (50%), equal monthly principal-and-interest repayments over 25 years, with the rate unchanged for the whole term at each level; rented at 11 million VND/month (gross yield 3.3%), vacant 1 month a year, owner pays a management fee of 1 million VND/month, a brokerage fee of 1 month's rent a year, repairs of 8 million VND a year, revenue under the tax threshold → net income before loan repayment of about 7.5 million VND/month. The 11% a year level is chosen close to the common fixed rate of 10.9% (DKRA); +3 points (14%) lies within the 13–15% range after the promotional period (VARS-IRE).

Rate scenario Monthly repayment Of which first-month interest Net rental income You top up each month Top-up per year
Base: 11% a year about 19.6 million about 18.3 million about 7.5 million about 12.1 million about 145 million
+1 point: 12% a year about 21.1 million 20 million about 7.5 million about 13.6 million about 163 million
+3 points: 14% a year about 24.1 million about 23.3 million about 7.5 million about 16.6 million about 199 million

Each percentage point of rate increase raises the top-up by about 1.5 million VND/month on a 2 billion loan. From the base scenario to +3 points, the top-up rises about 4.5 million VND/month (37%). If the contract keeps the monthly payment unchanged and extends the term when rates rise, this month's figure is smaller but total interest is larger — ask the bank how it adjusts.

Break-even: the minimum rent needed so you do not top up

With the same cost assumptions, the rent needed for zero cash flow:

Rate scenario Break-even rent (reference example) Equivalent gross yield on a 4 billion unit
11% a year about 25.5 million VND/month about 7.7%
12% a year about 27.3 million VND/month about 8.2%
14% a year about 30.9 million VND/month about 9.3%

A gross yield of 7.7–9.3% is three times Ho Chi Minh City's 2–3% a year level (Avison Young, Q3/2026). In other words, a unit with a 50% loan cannot break even on rent at today's rates. For net rent of 7.5 million VND to pay off the debt by itself, a 25-year loan should be only about 0.77 billion VND at 11% a year, 0.71 billion at 12% and 0.62 billion at 14% — that is, borrowing about 15–20% of the unit's price.

The income you use to top up must be stable income other than rent. Also check your debt-to-income ratio at the +3 points rate in the article safe bank leverage.

Ways to cushion interest rate risk

1. A 6-month reserve. Keep separate cash equal to 6 months of repayments at the +3 points scenario, not counting rent (in case the unit is empty): in the example above about 145 million VND. This is a cautious suggestion, not a rule.

2. Pay down principal early. Prepaying 300 million VND (leaving 1.7 billion, keeping the term) cuts the repayment at 14% a year from about 24.1 million to about 20.5 million VND/month. Circular 39/2016/TT-NHNN (Article 14) allows banks to charge an early repayment fee as agreed; according to the Vietnam Banks Association (2022), the fee on medium- and long-term loans is about 0.3–3% of the amount prepaid depending on the bank and the loan year — read the fee schedule in your own contract, which usually decreases after 3–5 years.

3. Choose a long promotional term and read how the floating rate works. Circular 39/2016/TT-NHNN (Article 13 clause 5) requires the contract to state clearly the principles, the factors that determine the adjusted rate and when it is adjusted. Ask in writing: what the base rate follows, what the margin is, how often it is adjusted. Some HPR projects on sale have interest support from the developer — for example Green Skyline (notice 133/2026/CSBH-TB, updated on the page 15 October 2026): borrowing 70% you choose a fixed 5.5% for up to 36 months (not beyond 15 October 2029) or 0% for up to 18 months; borrowing 50% gets 0% for up to 24 months. When support ends it reverts to the floating rate — build a cash-flow table from that point.

4. Do not count rent before there is a lease. For a project under construction, the time from signing the purchase contract to having a tenant can be several years; in the meantime you pay the loan entirely from other income.

Signs you should cut borrowing or sell down

  • The monthly top-up in the +3 points scenario exceeds the income left over after household spending.
  • The reserve falls below 3 months of repayments with no source to top it up.
  • The unit stays empty for more than 3 months in a row, or you have to cut the rent to keep a tenant.
  • The promotional / interest support period is about to end and the table at the after-promotion rate cannot be paid.
  • You are borrowing for several units at once and the rates on the whole portfolio float together.

When two or more signs appear, consider paying down principal, restructuring the term with the bank, or selling one unit — see sell or keep renting and consigning an apartment for resale.

Note

The tables above are simulations with fixed assumptions, not interest rate forecasts. No one knows for certain whether rates will rise or fall; the purpose is to know the top-up at each level beforehand so you can decide how much to borrow. Replace the assumptions with the real figures for the unit you are looking at — purchase price, rent under the actual lease, the rate in the credit contract.

Steps to test cash flow when interest rates rise

  1. Record the loan, term, current rate, the date the promotion ends and the margin after the promotion as in the credit contract (or the bank's offer letter).
  2. Work out net rental income: rent under the actual lease × months with a tenant, minus management fees, brokerage, repairs and tax.
  3. Work out the loan repayment at 3 levels: the current rate, +1 percentage point, +3 percentage points.
  4. Take the repayment minus net rental income = the amount to top up each month at each level.
  5. Compare the top-up at the +3 points level with the income left after household spending.
  6. Set aside a reserve equal to 6 months of repayments at the +3 points level.
  7. Ask the bank about the early repayment fee for each year and how the payment is adjusted when the rate changes.
  8. Mark a calendar reminder to review each time the bank adjusts the rate.
